Nah, they are pricing it like it’s on the good side of Metairie Rd. I doubt they get anywhere near their asking price
It will go for at least 750-775. There have been several 1M+ (and a few 2M+) sales in the last few months on that side of metairie road within a couple blocks of the house in the OP.

Most of which were 3500 sq ft or larger

Where are these located not in terrible/ghetto areas or areas so congested that they're incredibly expensive (like CA)

There are many homes in Gentilly for under 300k. Believe in Old Jefferson too

You keep laughing, what makes old Metairie near I-10 better than Metairie on the lake in any metric other than being closer to the really rich people between Metairie Rd and the railroad tracks?
Identical access to goods and services, identical commute times to downtown, one is full of only nice homes, one is a mix of older smaller homes with some newer ones sprinkled in. Please tell me

We should not resent the boomer
"Not most boomers, but it's usually a boomer."
I mean people who show up at city council meetings to stop affordable housing, cut education after they benefited from it, outsource jobs, send our tax dollars and young men to an "ally" that actually hates us are usually boomers. Its not most of them but its always them.
I think the gender wars, racial tension, and generational conflicts are generally manufactured by the "elites" but I can see why the optics look bad for Boomers.

To be fair, you can get a looooot more house and yard in other parts of Metairie

Another major issue to me is the concept of a "starter home" is lost on this younger generation. When I think starter home i think of like 1000 SF, probably 2 bedrooms with maybe a full sized 2nd bathroom, no frills
These don’t exist.
I would consider my 1500 sqft 3 bed, 2 bath house with no frills a starter home. I paid $145k in 2021 and I can now sell it for over $200k. The issue isn’t the homes, it’s the prices.

cut education
Per capita spending on K-12 has been going up since we made fire.

Probably could have bought it for 300k at 2.5% six years ago

Yea man, the price per square foot is hundreds of dollars different for like, no reason. Crazy.
I bet if you think really hard you could figure it out

Higher education has inflated more than any other expense since the 1980's and that's mostly due to cuts at the state level.

617 Codifer, 315 Helios, 314 Hesper. Those are the most recent sales for similarly sized houses in the area, none are over half a million.

sure, in theory. i doubt that’s reality.
I’m 45 and a millennial and am on my second house
There are plenty of us with kids in middle to high school and houses grinding through the busy parts of life. This idea that all millennials are working 18 hours a week at Starbucks is funny.

Anyone who spends anything close to that asking price deserves what is coming to them.
