Designing Your Own House

Basically I want to design my own home instead of buying a home plan. I already know the layout and dimensions I want. As well as door and window locations. How do I go about getting to the stage as far as getting a price quote? I’m sure the design will have to be detailed more to include the wiring, plumbing, and other building codes. Do I have to go to an architect and have it drawn up? Can I just call a general contractor and let him handle it?

I drew my own floor plan. Took my drawings to the home builder and they had the plans drawn up, with some agreed upon adjustments, for the build.

ETA: I knew who I wanted to build my house before I ever stated drawing the floor plan. In your scenario, get an architect to draw plans to get bids...even if you design the floor plan.

My wife is an architect and has spent quite a bit of time correcting jacked up homeowner-produced house plans.
You need to know what you’re doing just to get an accurate materials estimate.

you can get a draftsman to draw it...regardless, you’ll have to get an architect to stamp your foundation

I'm doing the same as you. I am using a architect to tighten everything up, like getting in code, making sure I'm not missing anything, and to draw up workable blueprints.

You’ve come to the wrong board. Pretty much everyone on here lives In a DSLD house.
All joking aside, Work with an architect. If you don’t know what you’re doing you have a hard time explaining this to a GC.

Met with an architect today---$1.00 per foot to draw our plans. Can make as many changes as needed. Can also roll this into the note if wanted.
I think it's well worth it. An architect can take my thoughts (wife's requests/demands) and make them reality.

Get with a draftsman who does a lot of house plans. He'll also be able to reccomend a GC to you. Do you have a piece of property already? How many sq ft?

Some places will charge you crazy amounts to get the same thing most companies can do. I used these guys 2 times. 3,000 to 6,000 for most plans. Murry drew up the plan as we spoke to him and told him what we wanted. You can deliver your drawing and they can clean it up for you.

You don’t sound like you know much about building a house. You should probably hire a contractor as well as someone to draw up your house plans.

frick hiring an architect for a house. That is overkill. Anyone can design a house as long as you can get a permit. As OP mentioned, plumbing, electrical,etc will require a stamp. But a floor plan can easily done on your own.

My old man drew his house on the inside of a beer box with a pencil and built it. Call your friends, buy about 50 pounds of nails, and get after it.

You can drive any neighborhood and see the awful self designed houses
Go to a highly recommended draftsman with your basic floor plan and let him flesh it out realistically. He will get you front, back and side elevations that don’t look retarded.

Architect or Home Designer can turn your sketches into a full set of plans.
Full custom plans from a home designer should be around $0.80-$1.20/sqft. Typically architects are more depending on how much involvement or details you want. They can generate full materials lists, follow construction, etc.
