I'm in the process of designing my house. I have the floor plan drawn up in CAD with front / back renderings. I own the property (3 acres). What is the process of obtaining estimates and getting advise on colors and trim work to finish it out? Would the contractor provide someone to help with this?

We built a 4100 sq ft luxury house. Wife drew up the initial sketch, then we hired a builder who sent us to a draftsman. Draftsman drew it up and got an architect to stamp it. Everything turned out fine. Looked into hiring an architect initially but it was too expensive and would not have added value unless it was 2-3 of the "name" architects in the area whose involvement in designing the house can be marketed at resale.

You don't have to get plants stamped for permitting in LA. Quit spewing bullshite to make yourself seem smart.
AS far as saving 5000, you should save where ever the frick you can because you will go overbudget on other things.
But he should take it to a draftsman that designs house. Stupid to waste money on an architect if the house isn't some 10000 sf mansion.

depends on the state requirements. I would get with a couple contractors and go from there or call your local city or county permitting office. Metal buildings also may have different requirements than traditional housing.
