I know. I work in Garland/Rowlett and live in Addison. I see them at almost every intersection every day during my commute.

Gf lives in Garland, but by the Bass Pro area. She’s right before the bridge to Rockwall. Nice area, I like it there. I prefer the area I live in tho, Deep Ellum. I like how I can walk everywhere, to the bars, restaurants, grocery store...super convenient

Rockwall has a nice entertainment/shopping area, at least on the lake. You can buy a huge house on the cheap, raise a couple of kids through travel ball, and live an hour from anything else.
Mesquite and Hurst.
East Dallas/Lakewood, large parts of north Dallas, lake highlands... not shiteholes by any means.
