Controversial subdivision planned for old Sherwood Forest golf course
LINK
Controversy is brewing in Sherwood Forest over a 270-lot subdivision planned for the 86-acre site of the former Sherwood Forest Country Club golf course, which has been closed since 2013.
Local engineering firm MR Engineering and Surveying has filed an application with the Planning Commission to rezone the property from single-family residential to rural—which would allow for smaller lot sizes—and to allow the development of a subdivision called the Lakes at Legacy on the site.
The application, filed earlier this month and included on the commission’s Aug. 19 meeting agenda, has few details about the planned development.
But Planning Director Frank Duke says at 270 lots, the Lakes at Legacy would consist of smaller lots and garden homes.
The commission staff has yet to issue a recommendation on the proposal.
But Sherwood Forest residents are already expressing their concern, according to Richard Empson, president of the Sherwood Forest Citizens Association.
NIMBY’s are justifiably frustrated with this. The houses that back up to the golf course are on larger lots. The newer lots will be 60’ wide or less - similar to Rouzon or some of the smaller in-fill subdivisions around Baton Rouge (such as at nearby Foxcroft or Aubinwood).

The bigger story here is someone willing to buy a brand new house in Sherwood Forest

I thought that area was a shithole.

Correct. These will be super crappy little box houses that will be labeled “affordable housing” and will immediately go Section 8.

Hopefully this rezoning is denied. No reason to make it even easier for the trash to frick up Baton Rouge more than it already is.

Agreed.
No problem with them developing the land but they should build it to fit the local area and not try to skirt restrictions

I'm all for infill development, and even mixed-use with some limited additional density IF it is supported by the development pattern (either historic or current) of the surrounding area.
First, as far as I know most of Sherwood Forest has always been single-family suburban residential, characterized by large front and rear yards and reasonable side yard setbacks.
Second......the zoning/UDC in BR is royally messed up if someone can ask for a zoning change to RURAL, then create an urban development!

At least it’s not zoned for multi-family.

This is just a really bad idea all around.
For one, how the frick do you rezone an area in the middle of the city to be rural?
For a second, the area of Old Hammond just down from there is already a shite hole, such as by Flannery and all down Blvd De Province.
If they want all the people currently living in that area of Sherwood to either move to St George or the outlying parishes, this would be a way to do it.

Then you tear those houses down and build even more Section 8 ready housing on small lots.

How much of that land flooded in 2016? Jones Creek runs right through there.

No development in EBR, Livingston or Ascension will be uncontroversial going forward. The politicians suck at planning infrastructure for traffic and drainage.
