I went to the State Fair there after they moved it from The Downtown Airport, before it moved out Airline Highway.
I shopped at Bon Marche when it was an open air shopping center and had the "mini mall' on the backside. Either shopping there or Westmoreland Shopping Center buying dress clothes at Young Fashions and shoes fixed at Tic Tok.
It has been revamped as a work center and business incubator and Cox Communications renovated a large section for their offices. Actually it turned out pretty good.

Maybe sometimes..But usually they just become abandoned.

I've seen pictures of some abandoned rust belt malls. They're pretty creepy..I think some have been used to shoot movies.

The concept of malls as a whole are outdated.
However, it's just the natural progression in the lifespan of a mall. As Chris Rock said years back, "there are always two malls in every town. The one the white people go to, and the one the white people used to go to"

Mall of Louisiana is about the same age now as Cortana was when the Mall of Louisiana was built.
They won't build another enclosed mall in the Baton Rouge metro, so I don't think Mall of La would ever be "replaced" like Cortana was. They really don't build that format anymore. Even if they did, Mall of La has their own freeway exit and appears to be surrounded by an area that's getting more commercial investment (not less). Not to mention that there just isn't a suitable large site for a major indoor mall competitor.
Perhaps if Cortana was built along I-12 or I-10 instead of Florida, it probably would have fended off GGP's investment into the Mall of Louisiana. They just build Cortana a few miles down the road from the old Bon Marche shopping center.
The competition/threat for Mall of La would be online outlets like Amazon.com or a major regional economic downturn.

Well it was where the city was growing at the time. It was the logical next move. Plus Milton Womack and Frank Sullivan owned the property. They also ended up owning about 20% or so of Cortana.

Perkins Rowe doesn't make sense where it is either. Developments like that need to be in walkable areas. Perkins Rowe is just too remote. If they could somehow keep the hoodrats out, a Perkins Rowe like development either immediatly north of LSU, south of downtown, or east of downtown could work.

Heck, it was pretty okay 20 years ago.
When MoL opened and Cortana became "the other mall" - I think that was the beginning of the end.
