Building A House: What Are Some Do's & Dont's Based On Your Experience?

For those of you who had their house built, what are things you would have done different?

Is there anything that you put more money into than you should have (you could have gone a cheaper route and it serve the same purpose)?

Anyone wish they would have put more electrical sockets throughout their house?

Is there any area that you could have made smaller or wish you made bigger?

If you subbed out everything, do you wish you would have just hired a contractor or are you glad you did it the way you did?

I built a house in 2007 and seemingly single-handedly caused the housing market crash. The ink wasn’t dry on the paperwork and the house had lost 1/3 value. Still down a little more than 10% from the build price.

So my “don’t” is, don’t build a house.

Put outside electrical sockets and water outlets on all four sides. Dont skimp on concrete...only thing I contracted myself and only thing that ended up badly. If its one story, floor the attic....adds storage space and you can convert in the future to more living space. Try your best not to put water heater in attic...sooner or later something will go wrong...took mine 10.5 years.

Not to be insensitive, but wouldn't there be a lot of things you would need done differently if you built a house that would disqualify a lot of what may he said in here. I guess things like outlets and stuff would still apply, but the layout would be a lot different for me to maximize the space and be comfortable as compared to you.

I don't understand why people do this. It's usually in the attic, placed on plywood.. Anything can happen that can cause it to drop out.

Security cameras

Tech stuff like cat 6 or 7 drops, speakers, nest like thermostat, doorbell with camera, etc.

Big 6' bath tub

Big shower

Outdoor kitchen, at least rough it in to have gas, water, drain, electric, cable tv

Oversized garage, probably 24x24

If you can find an existent house for sale that’s close enough to your idea of a dream house, skip the construction and find a renovation contractor to amend whatever you might need.

However many bathrooms you think you need, put the in-slab plumbing in for at least a half-bath more.
