12’ ceilings at a minimum in your main living areas. 10’ is the standard, but 12’ will make the room look so much bigger and it really doesn’t cost that much extra.

YES. I have 2 USB port combo on the standard elec outlets on my kitchen bar and toilet area of master. We use the hell out of them.
frick it if becomes obsolete, just replace it with the latest and greatest...you already have power there. They're very inexpensive and you'll thank yourself
also, add electric outlets inside the vanity cabinets of the master bath...no more hair dryers, electric razor chargers...exposed on the vanity. Very clean look.

Heated floors in the kitchen and master bathroom. Obviously depends on where you live.

work hard on getting the kitchen right.
if outdoor living is important, work this plan hard also

Lot of good tips here, it means the OT has some people good at this, or most of us have fricked up in great fashion in the past.

One major thing that we forgot to do....
Add a Christmas Tree closet. if you have 12' ceilings, go with a 10' pocket door (if 10' ceiling, use 8' pocket door).
When Christmas is over, unplug the tree and just roll it into the closet for next year...

If this would have been an option I get what you're saying. We converted a 2 story tri plex to a single and were limited on room to build outwards in the bathrooms. Damn 110 year old houses and historic renovation tax credits!

I build a house 5 years ago. Some things I should have added are a 5" thick driveway slab, motion lights on each corner, water spigots on each side of the house,a gas line on my back porch, and I wish I would have run Cat 5 cable to each room.

You don’t need as big of a master bathroom as you think you do. The entire middle of the room will be wasted space

Unless you can easily afford the extra material & labor and higher heating/cooling costs for those extra 2-3’, it’s ptetty wasteful imo.
Go 9’ and just add trays, even double trays in select rooms.

I would not have put hardwood in my kitchen. A shitty icemaker leak has already cost me ripping up and replacing half of my floor.
My hot water heater is in my crawlspace, a brilliant decision that has already saved me money due to a leak. Would have been disastrous in my attic. At least put it in the garage.
We have a nice back porch and deck, but i still would have made them bigger.
We decided to go 10ft ceilings in the living room as opposed to double height vaulted per plans. Its less dramatic, but we like the feel better and we’re not paying to heat and cool unused space.

Pre-wire for security cameras and absolutely have money budgeted for lawn and landscape irrigation.
Plan out a location for a safe if you have one or plan to have one.
