Run the half of piling through the structure and bolt, not nail or lag, floor and ceiling joists to them.

I started following real estate there in 2004 and it has had some good steady development since.

It is close to Atlanta, Dothan, Tallahassee. and PC, for people who want the forgotten coast feel v the Truman Show to the west of there.

I saw an article about a new camp in grand isle that could withstand a cat 5. when I win mega millions there will be 2 of them

Lol no I live in the Destin area and I’m in vacation rentals pretty heavily. Believe me I know where the people that vacation in the panhandle of Florida come from.

You can make a cone from Atlanta to Houston and that’s where our visitors come from and everywhere outside of Atl Mexico Beach is considerably further away.

I go to appalachicola, St George, Cape San blas, etc. 2-3 times a year if not more. But it’s far away, can have a lot of bugs, and outside of just chilling on the beach and fishing which is why I go there’s not much else to do especially for kids.

Mexico beach is growing certainly, well was. I mean what area is not growing? Compared to Destin, Navarre beach, Pensacola Beach, and Panama City it has not grown heavily.

So while it is growing I still think it will continue to stay under utilized and visited compared to the rest of the panhandle.

Well then it’s Pensacola Beach, Panama City, or Destin.

The appeal of Mexico beach and cape San blas is the opposite, its the quiet and having none of that. They are able to get away with it because they are the furthest nice beach from most people. If they were the closest it would make more sense to develop.

I saw this on the news yesterday. He said the house was built to withstand 245-250 MPH winds. I don’t know if it would do that but there is no reason to doubt him. The minimal damage that house sustained is impressive

The house was wayyyy over designed, to 250+ mph winds, and is concrete framed.

He got his moneys worth. Most people cant afford to build like that.

If he was willing to pay for the extra material and design costs, I doubt his engineers said much to him.

Frankly we should do away with any FEMA provided subsidized insurance and only these types of house would be on the beach.

It is crazy to subsidize flood and wind insurance. It allows people to build in high risk areas they normally could not afford to build on.

Was it AAC? When I read it was concrete framed I assumed it was just formed cast in place, or even precast.

Eta: AAC has been known to basically disintegrate when it gets wet.

I wouldn’t dream of equating Mexico Beach (pre-michael) to Destin. Destin is the upscale hot spot on the Panhandle. No doubt. Mexico Beach, Port St. Joe and San Blas are the quieter little backwater beach and fishing towns for people and families who can’t stomach Panama City Beach tawdry, or Destin prices and congestion. Apalachicola, with the nice St. George Island beaches so close and the quaint little downtown is in a class by itself. I suppose it is all about what the vacationer is looking for.
