You are right, we should just let it go to shite after its built. Not to mention they are getting a deal on most of it

quote:

The library association dues were determined by square footage, Landry says, adding that dues for commercial developments can range from $1.50 per square foot to the high end of $2.50 per square foot, meaning $20,000 for a 17,000-square-foot library is on the low end.

Single-family homes in Rouzan pay $945 per year in HOA dues.

The library—like other commercial and residential Rouzan property owners—will benefit from the shared access to common areas and amenities, Landry says. For example, the entire frontage of the library will include a 40-foot green area with a six-foot sidewalk, which the Rouzan association will maintain.

Landry also notes the developers are selling the two-acre tract to the library for a discounted price: $1.7 million, or $20 a square foot. The sales price was reduced from the owners’ preferred price and is less than the appraised value by a firm contracted by the city-parish.

Although there are no other libraries located within TNDs in East Baton Rouge to compare, Watts says libraries in other areas typically do pay association dues if they are located in neighborhood developments.

“It’s not unusual,” says Watts.

Without 'outing' our addresses
go to google maps and measure distance from your house. I'm exactly 4,823 feet from you.

And when you were a little young poon in HS I delivered pizzas from the Siegen Papa Johns in 01-03(my ex1 was in law school) to you and your brother at your Daddy's fancy house off Highland.

You or your brother would come to that side door to get yo pizza pies.

You can't be serious... Are you one of those guys that is against any sort of development because it increases traffic?

No more development, we are done, lets just build roads from now on.

what does paying a HOA fee have to do with it going to shite? it should be considered a commercial property and not a part of the homeowners association.

Sorry, didn't realize you haven't been inside a library in the last decade. You should have just said as much

Are brick and mortar libraries really needed? 20 years from now?

I take it you've never set foot in any of the BR libraries. They're packed every time I go in, and not just with homeless dudes like in Houston. It's a lot of parents with kids, college students using their actually up to date periodicals and reference books, single people renting their movies and albums, older folks taking classes, and poor folks using the computers to fill out job applications.

Seriously, check out BR's libraries some time. Baton Rouge's libraries are overfunded because the people who use them love them and show up to renew their millages over and over again. This promoted a building boom to do something with all that extra money. However, while they may be a tad extravagant, the voters like them. They're one of the few things about Baton Rouge that actually not only doesn't completely suck, but is seriously pretty damn good compared to other places.

Well in Baton rouge, i am. Because the city does not require the development to increase the capacity of the infrastructure that it attracts. EVERY other city does this. And BR is in the problem it is in because you have these HUGE developments with a 2 lane road in and out.

I mean I literally had it spelled out below.

For example, the entire frontage of the library will include a 40-foot green area with a six-foot sidewalk, which the Rouzan association will maintain.

If you don't want to pay the HOA, don't live in Rouzan.

All of the commercial developments in Rouzan are apparently paying association dues to maintain the common spaces.

who lives at the library. This is another shady deal that the developer set up to fund the HOA.

lol. which probably costs less that 20k to maintain.

Exactly. Alot of people don't see it that way though. The shite storm with the downtown library has put a poor taste in people's mouth, rightfully so.

If the city were any kind of smart, they'd go on the news blasting the people at fault, and promoting what benefit libraries have in the community

What's the obsession with building libraries around here?

Dumb people keep voting to renew the library tax, so they tear down old libraries and build new ones. If there is no library within a mile, they build a new one at that location. If the libraries do not use that money, they lose it.

reminds me of SimCity...... you need a fire station, police station, bus station, and library every few blocks.

No they do not. They are their own taxing entity. They keep the property tax revenues and any self generated revenues in house.

And yes, they keep surplus funds.
