A couple of buddies and I are looking to rent a house in ATL and have been looking on Zillow and Trulia for a few weeks now.

The majority of realtors on there either won't respond or are sporadic in their responses which is really frustrating. Yesterday, I managed to get a hold of one regarding a property in Sandy Springs and set an appointment for 7:00 that evening. Arrive at the property, she's not there. Won't answer any calls or texts, and still haven't heard from her as of this morning. I called her agency to complain and they sounded as if they couldn't care less.

Is this level of shadiness related to the fact that we're looking to rent, or is this normal across the board? I'm not too familiar with real estate business but I assume these people are making much less commission on rental agreements than they are on actual purchases.

Forgive me for my naivete but I've only rented apartments up to this point.

Sounds like that's just a really shitty agent with a really shitty agency. I bet they're not in business for very long.

The rental owners aren't listed on Zillow?

They're the contacts you have to go through for properties on Zillow.

People who rely on commission as 1099’s, I find this not only unprofessional but defies logic.

Or people who only eat if they are successful at work? The issue isn't 1099. It's the fact that there's not enough sugar for that dime.

If you've spent any time looking at pictures on realtor.com and working with your share, you'll see just how many realtors are bums. The percentage of realtors capable of doing their job well is probably in the single digits.

Yea the standard pay for a realtor on a rental is 30% of the 1st month’s rent. They either are avoiding you because of it being a rental or they are just bad agents.

Also some people get a license while working a full time job and think they can be a realtor as a side gig. Turns out it just makes them a bad realtor.

Umm I rent properties and the renter contacts me via email through Zillow. They do not contact a Zillow representative.

That sound like laziness more than shadiness, and yes most realtors I've dealt with are lazy and irresponsible and think the world revolves around their schedule. A really good real estate agent is invaluable, but they're hard to come by.

You need to go through property management companies and not realtors. Realtors only want to sell homes.

I think its just a shitty realtor. Ive worked with some realtors who are contacting you back within a minute or two. Also worked with some who suck.

Have you looked on vrbo to see if the same place is listed there? Is this a long term rental or vacation deal?

I'd say as little as 20% of of people have a real estate license are actually decent realtors (if not less)

It only takes a fee to get your name and picture on zillow.

So its likely that you've just been calling some shitty realtors

As in most industries today, people are lazy as frick and good customer service is a thing of the past.

There is an incredibly low barrier to entry to be a real estate agent, so, 95% or more of them are just terrible at their jobs.

I've also noticed that many listing agents have no desire whatsoever to work directly with potential buyers - they only want to work with agents of potential buyers. I don't know if this some sort of conspiracy thing to guarantee all agents get business or what.

Three different occasions when I was last looking to buy a house, I called the listing agent, only to have them directly tell me that if I wanted to see the house, I needed to hire my own buyers agent and have that agent contact them directly to set up a walk-through.

This was three different agencies, by the way.
