This is what pisses me off. If you don't want to do the work because it's not worth your time, then don't take the contract.

We use a realtor for our rental properties. They find the best candidates and take care of all property management duties. It lifts a huge burden off your shoulders if you’re like my wife and I and have other things going on in your life.

They don't want to rent to three dudes, so they are making it difficult on you so you go away.

Plus, real estate agents, in general, are shady people. It is the only profession, including lawyers, who believe it is absolutely their job and a perfectly acceptable way of doing business to lie by commission and omission. Do not believe a single word that they say, and do not rely on any inspector that they recommend. Their one and only job is to make sure the sale goes through and they get their ridiculously inflated commission

What state is this? Texas? Some states do not allow Dual Agency (Listing agent representing seller & buyer)

Texas is one of the ones that has banned the practice outright.

I used a realtor when looking for a rental in a new city. Maybe not necessary but sure was nice.

That is strange. Most contracts are written in a way that a realtor will get a certain percentage (i.e., 5%, 6%, 8%...). And if there is another relator, they have to split those fees. So, from a financial perspective it would actually be more beneficial to be the only realtor.

Unless they are one of the shitty, lazy realtors that don't want the extra work because they can just give a code to the buying realtor to show the house. W/o a buying agent, they have to attend.

If you are contacting them through the Zillow/Trulia/etc. apps that is the problem. Most of them have their direct mobile # listed which is the best way to reach them. I'm not a realtor. Most aren't shady, just lazy which is why they are realtors.

when I was selling my house a few years ago, my relator was telling me about how bad the industry has gotten. It has been flooded with numerous realtors that use it a as side job, and try to work it when it is convenient to them.

This was actually in Louisiana.

When we lived in Houston... actually when we were looking for a house, we would call the listing agent, and they would meet us and show the house. But they always told us that if we were really interested and wanted to make an offer, that they represented the seller. So we would either have to self-represent, or, hire another agent for us - and of course they could refer us to another agent if we wanted.

I'm not a real estate lawyer but I don't think the act of showing a house - by itself - rises to the level of legally representing the buyer.

Bingo

Especially if the commission is pretty small. The lazy realtor might prefer to get $200 with no work instead of $400 with some work

All realtors are shady, they will always make sure you sign a doc that say you agree tot he home condition as is thus making them blameless when they could possibly know of a problem.

The agent that performs "procuring cause" is the one that represents the buyer. Procuring cause is defined as "the task that led the buyer to purchase." Therefore, the agent that shows the house can prove they have performed procuring cause every time.

Think about it: If an agent meets you and shows you the house, answers questions, etc. Aren't they doing the work? It seems weird to call up another agent (who never stepped in the house) to represent you at that point.

You don't really have to be good at your job at all to be doing well in Atlanta real estate at the moment.

Do people not use craigslist for rentals anymore? I have not rented a place in 8 or so years but I always had good luck with craigslist.
