You either totally ignored my first post or are playing semantic police. I specifically said that itd be silly to include the actual city itself of Birmingham proper as a hot market. But all the little burb towns from calera up to Trussville are getting fuller by the day. Where these people originate from is irrelevant.

My cousin randomly moved to Buffalo because he has no geographic ties.

Positive: Bought a massive house for peanuts.

Negative: Has to deal with the cold.

Richmond has been a hot market for awhile now. It started in earnest during and right after covid. The newly wfh mobile employees from DC up to New York snapped up much cheaper housing in RVA while continuing to get their DC etc. salaries. It's gotten to the point that it's become nearly impossible for new families and folks not making HEAFTY salaries to buy homes.

Not suprising lots of reasons for this some this board will like some they will not.

Depressed rust belt city with super cheap housing until very recently.

Great public schools in the suburbs. One thing you do get for all your taxes up here is great public schools.

Buffalo has always been a fun no frills party city with good food and good bars. Support for the Bills is a super fun religion and one of the closest things pro sports has to southern support for College Football.

Cultcha is contained to specific neighborhoods. The current longtime mayor is pro growth and supports the cops. BTW he is AA

Lots of snowflake refugees escaping MAGA (doesn't matter if you think they suck it's a reason people are moving here).

Whether you want to believe it or not climate change is real (not as bad as many say but real) and upstate New York is benefiting from it. Winters becoming much less harsh while the South continues to bake in ever increasing heat and stronger hurricanes.

New York is getting less progressive by the minute.

Upstate NY is a hidden gem and we are seeing all sorts of people moving here trying to escape high cost of living in New York/Boston or escaping politics they don't like or weather they don't like or whatever.

Either way it's great for us homeowners and business owners.

Don't knock it till you try it come pay a visit.

I go there every couple of years to see family and catch a Bills game.

For some reason I get really cold and really drunk every time.

There's a lot of truth in what you wrote. The winters haven't been nearly as bad as years past, and the summers are incredible. I think something that goes along with your climate change thought is that Upstate NY has access to A LOT of fresh water, which I suspect will have an impact on where people live in the next 50-100 years.

The suburbs north of Indianapolis are very nice. I would live in Westfield, Carmel, or Noblesville for sure.

Rust Belt cities are making a comeback. Four seasons and access to plenty of fresh water. It's true that winters are becoming milder temperature wise in Michigan, Minnesota, Wisconsin, Illinois, Indiana, Ohio, and Upstate New York.

People say Detroit and they think South of 8 Mile or you are living in Dearborn. There are plenty of suburbs in Detroit that offer everything you could want and you can easily drive to ball games in Downtown. Detroit is the Motor City and it is built for driving. Traffic is not nearly as bad as other cities that size. College sports in Ann Arbor or East Lansing are not that far at all and you have all four pro teams. You can go up North or visit Lake Michigan and the UP.

A lot of you good ole boys would love the UP in the summer.
