you are doing everything right so don’t sweat it too much until you have to. shite we even made friends with your neighbor with the school bus. Cool dude he came over and hung out with us one night (invited of course)

there’s no difference between 4 guests a week with dogs or you living there full time with dogs. Her dog is causing the problem not yours

Neighbor is responsible for controlling their dog, especially if it is coming into your property. Liability is a huge risk to your clients. Needs to be handled properly to keep peace with your neighbor, but she shouldn’t use excuses for the dog’s annoying behavior.

In my book it doesn't matter if it's you or visitors/guests staying there. Your neighbor is in the wrong by allowing her dog onto your property unsupervised.

Your neighbor is an unreasonable idiot so the only plan of action would be to woo her dog and find it a new, better home several miles away from your property. That dog needs a job, seriously.

This is just unincorporated Pike County. I can't imagine there are any leash laws. The dogs at my rental aren't on leashes either - the owners are just there with them as people come to the property and don't leave (no where to go plus the river is nice).

This is rural MS, LE ain't getting involved over a dog off-leash. Especially when it's an out of towner vs a local.

Sucks this is happening. Every single time I have tried to book your place, it's full. So I know you want to try and protect what seems like a great investment. I would politely talk to the neighbor and let them know the situation up front. "If your dog comes over to my side and injures someone, I am responsible. I cannot allow that or take a chance on that happening. If you do not keep your dog on your property via fence, leash, or whatever (assuming its in the law) I will be forced to take legal action." Remind them you have little kids and other animals on your property that you have to protect.

I hope all works out for you. I hope to visit your place soon. I even enjoy seeing the pictures yall occasionally post on instagram.

Ghost Pepper or Chinese Pepper scattered all along the area the dog enters your property on. The dog won't come back.

You’re in the right. The lady needs to keep her dog on THEIR property. You shouldn’t have to do anything except keep that revenue stream coming in.

It sounds like your rental property is popular. Are you willing to invest more to protect your property? What about approaching your neighbor and offering to build a fence (or start off by offering to pay half) to keep her dog in while she is away? I know you shouldn’t have to do this, but short of getting rid of her dog for her this may be your cheapest option. Of course there is no guarantee she will keep the dog in there after it’s built.

I would normally side with the person who actually lives there and not a rental, but if the issue is the dog coming onto your property, then that’s wrong. Shitty situation as you want good neighbors but you have to tell them their dog cannot come onto your property.

I love pets.
But, dammit I hate when people just let their dogs and cats just roam wherever, whenever.
Very dangerous to many and frankly the pet doesn't need to roam for instincts, etc.

Just sent the link to my wife. Probably going to rent your place. Looks like a great getaway for a few days. If she wants to spend some time there, and we see the dog, I will transplant it to Lower Alabama for you.
