Are these heaters designed to have water running through them 100% of the time? My water flows from the pool, through the heater, into the filter 100% of the time.

My neighbor has a bypass system and only runs water through his heater when in use.

About 3 years ago I bought a house with a small pentair 125 to service a tiny pool.

A year one, inside of heater 1 totally corroded. I replace it with another 125

1.5 years later, Heater 2 is dying. Corroded inside again. Wont work consistently and when we are able to get it to heat the small pool, I get an error sensor or something else that requires a service call. Basically one service call per use.

My heater repairman also owns the pool treatment company.

Anyone else have experience with these 125s not working well? I have operated on both chlorine and salt systems with the same outcome.

Anyone have experience with this issue on the Coast? Looking for any insight I can before buying my 3rd heater in 3 years.

I instruct them not to - but this doesn't mean it isn't happening. I would side with any neighbor if a renters dog is being a nuisance. I've never heard of a single instance of a renter dog swimming across the river.

not harming a dog or turning against anyone. Just trying to get some perspective here to make sure i'm not only seeing things through my eyes. being a kind, considerate neighboring property owner is important to me.
YEa fence is not the answer. Doesn't make sense given the rural lanscape. Although a big pin on the neighbors property could help.

This is just unincorporated Pike County. I can't imagine there are any leash laws. The dogs at my rental aren't on leashes either - the owners are just there with them as people come to the property and don't leave (no where to go plus the river is nice).

LOL - didn't take long to find a guest on here! Thanks for the kind words and the experience. AirBNB is such a bad word I get self-conscious and overcompensate to be accountable and a good neighbor. Crazy thing is - this place is in the middle of nowhere. Just want to be a good neighbor but its becoming problematic.

Here's the scenario. I own a nice little cabin on a river in central Mississippi. Very rural. No houses around except for across the river about 100 yards. I've been letting folks bring dogs for 2+ years now. Never had an issue. Its a great little cabin on a beautiful piece of land.

A few months ago, neighbor across the street gets a new dog. Its a herding dog she let's roam free during the day when she's at work. Its a friendly dog, but very annoying. Everytime a renter (with dogs which is almost all of them) comes, the dog swings across the river, onto my property, and barks incessantly at the guests and their dogs. It jumps and scratches. Knocked over my 3 year old in the river on Saturday (playfully, but still forcefully). She maintains that its the coming and going (which is frequent as we are a popular rental) of all the different people and dogs that keep her dog in an agitated state.

Eliminating pets from the rental would destroy my revenue. I have significant investment in this property and simply can't own it without maximize its revenue. Who'se the jerk, here? Me for having an AirBNB with dogs that doesn't leave the property? Or the neighbor who has the dog who won't stay on their land? Really want to be a good neighbor but also protect my business and property rights. Not to mention safety of myself and my guests as the dog jumps and scratches and could hurt a small child.
@cgrand yea i'll bet that's my cabin - the Blue Heron. If you haven't been back since the renovation you gotta come check it out! Its a whole new world.
@oleyeller - where's your camp? I'm on Brandi Road in Summit.
Looking to do a float/fish on the upper section of the Bogue Chitto (near McComb/Summit, MS).

Any tips on best stretches to float or bait/lures to use appreciated!

Just bought a beach house in Waveland. Looking for some spots to take my kayak and go catch some small reds/trout. Any input appreciated!

Bonus points if i can get there on my golf cart.
Yes - came up about 3' - 4' up the poles. Definitely not in the camp.

The current poles are about 10' in the ground and 10' in the air and my plan is to build at the same height for my addition.
Ok going to post here as well. I've got a beautiful piece of land with a small camp on it on the Bogue Chitto outside of Summit, MS. Looking to do an expansion to accommodate my growing family/friends. Area is in a flood plain and the river definitely rises - curious if anyone has any experience or advice to offer me in these final decision making days before I go full throttle with this plan. Existing and proposed camp both built 10' up off the ground and in the storms of 2016/2017, the water got about 3' - 4' up on the existing cabin.
