AirBNB/Neighbor Dispute

Here's the scenario. I own a nice little cabin on a river in central Mississippi. Very rural. No houses around except for across the river about 100 yards. I've been letting folks bring dogs for 2+ years now. Never had an issue. Its a great little cabin on a beautiful piece of land.
A few months ago, neighbor across the street gets a new dog. Its a herding dog she let's roam free during the day when she's at work. Its a friendly dog, but very annoying. Everytime a renter (with dogs which is almost all of them) comes, the dog swings across the river, onto my property, and barks incessantly at the guests and their dogs. It jumps and scratches. Knocked over my 3 year old in the river on Saturday (playfully, but still forcefully). She maintains that its the coming and going (which is frequent as we are a popular rental) of all the different people and dogs that keep her dog in an agitated state.
Eliminating pets from the rental would destroy my revenue. I have significant investment in this property and simply can't own it without maximize its revenue. Who'se the jerk, here? Me for having an AirBNB with dogs that doesn't leave the property? Or the neighbor who has the dog who won't stay on their land? Really want to be a good neighbor but also protect my business and property rights. Not to mention safety of myself and my guests as the dog jumps and scratches and could hurt a small child.

Do you charge a cleaning fee and make your guests do an unnecessary amount of tasks despite it being an AirBnB?

Doesn’t matter who the jerk is. Tell her to keep her dog in check or you’ll deal with it. There’s a huge liability for you if that dog knocks over the wrong person on your property.

As long as the renters dogs are staying on your property it seems like an issue to speak nicely to the neighbor about
I’d also invest in some cameras if there’s an incident between a renter or their dog & neighbors dog
If they don’t do something about it report it local authorities with camera footage of it on your property

Shouldn’t matter if your property is an AirBnB or private home, this count needs to keep her dog on her property.
Btw, can you link your property listing or at least the name? I’m interested in renting something like this in the fall.

it is fantastic
we wrangled the neighbors dog on the cabin side of the river a couple times last time we were there. A bit aggravating but no harm no foul. Somebitch barks constantly though

If the dog is coming on to your property it's a menace. The dog will inevitably get in an altercation with a guest's dog or possibly hurt a kid, and you'll be partially on the hook for it. I'm sure the neighbor is annoyed by all the comers and goers, but that doesn't mean their dog can come harass people and pets.
Personally I'd politely discuss with the neighbor and lead with the concerns for their dog's safety along with the people visiting your cabin. And if that doesn't solve the problem, you'd have to escalate to authorities.
Someone will eventually visit with a pitbull and things will get ugly.

As long as you aren’t violating any rules by using the property as an AirBNB then she is in the wrong.

LOL - didn't take long to find a guest on here! Thanks for the kind words and the experience. AirBNB is such a bad word I get self-conscious and overcompensate to be accountable and a good neighbor. Crazy thing is - this place is in the middle of nowhere. Just want to be a good neighbor but its becoming problematic.

Ok. It’s definitely her fault. She should keep her property (dog) on her property. It doesn’t matter how many people or pets you have come on your property as long as they are staying on your property.
She’s basically telling you in not so many words that her dog and where her dog goes is more important than your property rights.
