Most on this Board would be shocked if they drove through this part of Shreveport at the homes in these neighborhoods.

I’m sure the neighborhoods are nice but that home is not worth over $1 million

They’d lose their minds if they saw some of the homes on Railsback, Ellerbe Road, and Leonard Road, or in the Esplanade and Southern Trace subdivisions. It’s not like there aren’t wealthy people in Shreveport.

There are a lot of wealthy people living on the lake also.

Tigerdroppings just likes to trash every town in the state for some reason.

Last time I was in S’port/Bossier (January) I was at a restaurant and had a glass of ice water that tasted like absolute shite. That alone might be enough for me to not live there never mind the housing market and my general dislike for the area.

Maybe that's why one of the big time rappers is investing big in Shreveport.

The main selling point is that no one has been shot in the front yard.

Yet.

That’s old Metairie pricing, but the lots are 300-400k. That house shouldn’t be over $1mln.

Edited for spelling.

Old Metairie lots are 2-3x that. Metairie lots in 70005 (which covers OM) outside of OM are $300k.

A 10 year old house in Old Metairie goes for $400 per sqft or in this case $1.5M. A higher end 3700 sqft new build in Old Metairie will be $500 per sqft or $1.9M.

People need to realize that you can't build a house of this quality for $150 per sqft anymore. Most new homes in Old Metairie have a build cost of $300 per sqft minimum, and that doesn't include the $400,000 lot. So to build a 3700 sqft house that meets the standards of the neighborhood, your all in cost is $1.5M

It’s just goes to show how stupid people got during covid with supply and demand. Houses were way over priced/bid for not great construction or a real location. People all wanted the all white look and everything brand new until the interest rates spiked up and free give COVID money stopped.
I lived in SBC either buy very south Shreveport/Stonewall or NBC or Benton everything in between is a lawless land of thugs. Hope the new Shreve mayor can get downtown under control as it was rotten to the core when I moved in 21.

Some dudes from my neighborhood that thought they were bad got the shite beat of them by some ole boys from Forbing Woods one night out at Wallace Lake Dam. A couple were beaten so bad it made both papers.

If it was the same incident I'm thinking it was, we accidentally drove up on that melee just trying to find a place to burn one. My girlfriend's car took a rock or a bat to a tail light as we were trying to turn around and get the hell out of there.

It's new construction in the year 2025. There are new homes in BR that are 2000 square feet that are starting at $650k, 3800 for $1.19m for new construction is maybe a little. I would say $900-950k at most.

Everything slathered in white. Exterior column in the pic looks sloppily made. Hard pass, all things considered.

If I remember correctly this happened in 76. Yep, baseball bats with barbwire wrapped around them was a weapon of choice the Forbing Woods boys.

There are currently 17 houses in Baton Rouge between 3,000-4,000 sf that are for sale for $1+ million.

Actually you can find charming, renovated 2,600-3,000 s.f. homes in BR on the South portion of Highland Rd for $750K.

I'm not saying you can't. You can also find those same type of houses in Shreveport for much less than $750k.
