Last time I was in S’port/Bossier (January) I was at a restaurant and had a glass of ice water that tasted like absolute shite.
That alone might be enough for me to not live there never mind the housing market and my general dislike for the area.

That’s old Metairie pricing, but the lots are 300-400k. That house shouldn’t be over $1mln.

Old Metairie lots are 2-3x that. Metairie lots in 70005 (which covers OM) outside of OM are $300k.

A 10 year old house in Old Metairie goes for $400 per sqft or in this case $1.5M. A higher end 3700 sqft new build in Old Metairie will be $500 per sqft or $1.9M.
People need to realize that you can't build a house of this quality for $150 per sqft anymore. Most new homes in Old Metairie have a build cost of $300 per sqft minimum, and that doesn't include the $400,000 lot. So to build a 3700 sqft house that meets the standards of the neighborhood, your all in cost is $1.5M

It’s just goes to show how stupid people got during covid with supply and demand. Houses were way over priced/bid for not great construction or a real location. People all wanted the all white look and everything brand new until the interest rates spiked up and free give COVID money stopped.
I lived in SBC either buy very south Shreveport/Stonewall or NBC or Benton everything in between is a lawless land of thugs. Hope the new Shreve mayor can get downtown under control as it was rotten to the core when I moved in 21.

It's new construction in the year 2025. There are new homes in BR that are 2000 square feet that are starting at $650k, 3800 for $1.19m for new construction is maybe a little. I would say $900-950k at most.

I'm not saying you can't. You can also find those same type of houses in Shreveport for much less than $750k.
