Ten years ago I would've probably said a Hill Country ranch but not anymore. I really fell in love with the area east of Canyon, TX. I'd buy several thousand acres of canyonland and build a nice home on the rim. Canyon is a nice, clean, and safe town just south of Amarillo. While the panhandle is ugly as shite, the areas near Caprock and Palo Duro are gorgeous.

The western states have wide open spaces. A good friend moved to Colorado forty years ago and every time we talk in fall, her main concern is the depth of the snow pack and will she be allowed enough water to keep herself clean and her landscaping alive through the next summer. Water is a serious problem out there. Lots of places with flowing water can't use it because it's already owned by farms downstream.
Projecting taxes is the second worry: you want some growth but too much and the assessors go ape s**t.

I’d spend 1.5 to 2 mil on the home and the rest would be on land around it.
