That’s great! Modern construction, prob very energy efficient windows, but key is the two-stage HVAC. I bet a manual J load calculation would come up with a 3 ton, maybe 3.5 ton, single stage unit for your house, and it probably operates in first stage much of the year (2.7 to 3 tons cooling capacity). But on the most extreme hot days you have that extra ton of cooling capacity (4 tons) to kick in to maintain a cooler than “normal” temp. Two stage or variable capacity inverter HVACs do allow one to oversize a HVAC somewhat without negative consequences.
In contrast I have a 1993 build, 2500 sq ft of conditioned space, and 4 ton single stage. Sized properly, tonnage, according to manual J and manual S, and can maintain 74 F (my preferred daytime temp) at outside 95 F, but at temperatures exceeding 95 F for much of the afternoon it can’t maintain 74 F and will creep to 76 F for a few hours late afternoon but humidity stays below 50% RH which helps. And that is normal, and to be expected. Maybe happens 5 days a year.

Negative. Unit is only running single stage. They said something about the unit in the attic wasn't setup for two stage so the one outside is wired single

I think I understand, you have 2 stage outside condensing unit (as they buggered up the single stage) but the inside air handler/furnance is still matched to the single stage unit they destroyed so they had to wire the outside condensing unit to operate in single stage only. I think the only way to take advantage of the extra ton of capacity, would be maybe a change in the air handler/furnance circuit board, EMC blower motor or, new furnace/air handler matched to the outside unit - not totally sure.
Sounds as though you don’t need it. As you describe it, you must have an incredibility “tight” energy efficient house, and excellent duct work, taking advantage of every cooling BTU the system, in single stage, provides. That’s not the norm for most, your house is a bit of a unicorn.
On the other hand, could you be mistaken (or they were mistaken in what they stated) and they actually have it wired for second stage cooling and you are getting 4 tons of cooling capacity from the unit? You could always ask if you have a tech over servicing the unit.

Replaced both mine within the last 3 years, they were well over 20 and 30 years old though. Amazing how long something can last with basic maintenance and cleaning.

Replaced the downstairs 14yo one a few months ago. Upstairs likely soon. I might go higher SEER upstairs because it has to fight a lot harder in the summer.

Because techs lie to get more money. If you have an old system they say "we can't get the refrigerant for that unit anymore".

They get you with coolant gas replacement and labor. I had to pay it on a Goodman AC that was 2 years old back in Texas. I have a Lennox now. Hopefully, this works better.

Some Home Depot locations are carrying Titan HD capacitors on the shelf, solid USA-made parts so you don't necessarily have to find a local mechanical supply to get them. I keep spares for both the condenser units and the blower motors, costs less than $100 to have the spares on hand and sure beats hoping my HVAC guy could squeeze in an emergency service call right now. Capacitors are pretty much a wear item, I test mine while my unit is running and the start and end of each season, not a difficult test to do if you have two meters (or one DVOM with power measurement) and are reasonably inclined.
Seriously thinking about buying a digital manifold kit and doing my own HVAC servicing, get my EPA cert and buy the refrigerant myself. A recovery pump and scale would be the only other tools needed, I have everything else.

Coils are now shite. Replaced my 20 year old Trane 6 ms ago. Tech told me the new won’t last 5 yrs. They’re shite now

Just had to change out the motor and module in my blower.
Luckily my boy is an ac guy and got the part at cost. 1100$.

Bought a house last year with three phase commercial American Standard units. Condensers for both units are from 2007; however, one of the evaporators is from 2007 and the other from 2010. The 2007 units are R-22 and I believe the 2010 unit is R-410a.
I live in a home built in 1940 that was gutted post Katrina (first & second floor) wall and attic insulation added and the units perform well. I am on borrowed time but hope that I get a few extra years out of these units considering they are commercial. Does anyone have experience with a three phase unit?

It's rare having 3-phase power ran still as that usually requires your house to have feeds from two transformers in open-delta and the wild leg is only being used for the air conditioner. One of my neighbors still has a 3-phase air conditioner setup, legacy of out-dated air conditioning setups as there is no real benefit to it compared to split-phase systems now. Can also confuse linemen and HVAC guys who aren't familiar with those systems. Only other benefit is that you could have some nice shop equipment options someday.
