Did their previous rent include utilities, insurance, etc.? If not thats an easy way to explain a 250% increase depending on how its drawn up. Maybe the rent previously was below market value and BO is just simply being smart business owners.
Hell maybe they are strong arming them, but they have the power to do so and there may not be anything illegal about it.

Sounds like the new lease would include PV paying utilities and insurance “of BO’s choosing”. She also knew they were do for a new HVAC system and didn’t want to pony up for a new system if the lease could kick them out in a year or two
Again, this is very one sided, and it’s sounds like PV is lacking some business sense and a good real estate attorney. And most likely capital. Apparently their drink prices are very cheap, which leads me to believe they had a sweetheart lease deal already in place

I don’t think they purchased the building with the idea of continuing it as Parkview inn. That is Their prerogative for sure. But they seem to have come up with an unattainable rent in order to render the bar with no other option

Or their business plan provides for that much income in the same area.
There is too many assumptions in what PV has put out and no comment from BO besides what PV has said BO has said.
What PV originally claimed, that they have a first right, has now proven false so there is a lot of burden of proof PV needs to provide.

That feels like an unfair characteristic. The lease was put into place ten years ago. We don't know what the previous lease was, but there's a good chance it's been lower than market value. Property value has increased significantly since that point in time, and Blue Oak's success seems like it is a significant reason that area has increased in value. The owner of the property made a business decision to sell the property, and Blue Oak took the opportunity.
Is it sad a neighborhood and longstanding place is having to leave? Of course. But at the end of the day, if they were successful enough, they could also relocate somewhere else and find that same level of success.

Likely not. Established neighborhood bars like that will never survive a second stint if removed from their first locale. People drink in those places because it's comforting/nostalgic. Change is tough because the low rent, cheap drink, faithful neighborhood dive ain't long for this world.

Zoning and licensing hurdles to open such places in different locales are all but insurmountable nowadays.
If I was Emperor of Everything, I'd permit neighborhood corner bars in every neighborhood everywhere. Hell, I'd make their existence mandatory.

Well this is their own fault. There are no rules that say you have to wait until the end of the lease to ask to buy. If they really wanted to buy it they should have been asking well before the end of the 3rd 10 year term.
