Yes. Although they might ask for some superficial changes like more landscaping or some different street lights.

Right. Simple division yields 2.82 acres / lot, which is already small. Subtract out roads, ponds, etc. and you're looking at about 2 acres / lot.

You have the numerator and denominator backwards.
The yield is 2.82 homes per acre not counting streets, retention ponds, parks, and common areas.
That's slightly less density than Spring Hill in Baton Rouge, which IMO wouldn't be a bad thing if there were nearby stores or amenities.

Many buy it as their starter home right out of marriage, and when they upgrade they hang on to it, rent it, and that's when the white methy trash moves in...and yes about 10 yrs in, astute analysis old boy

Let's also add they'll have some sham of a "public meeting" asking for residents' input, all the while knowing the fix is in for the developer. I have a hunch some of the folks on the P & Z commission are fixing to go on some nice vacations or start driving some really nice cars.

If you're in Zachary, you might want to fight this as much as you can. If you need to know why, drive through any DR Horton neighborhood that is 5 years old or older.

Live Oak Trace in Zachary was DR Horton and is >15 years old.

That is correct. It is known that the big companies like Horton saw the shortage coming and snatched up tons upon tons of building supplies because they have the financial capital to do so. That is what exacerbated the shortage for small builders. Now the big boys are sitting on tons of supplies and need to crank out some projects so they don't have those supplies sitting on the books at the end of the year.

1000 houses at 2 acres per lot equals 2000 acres. 1000 houses at 2.82 acres each is 2820 acres.
Both of those totals are way more than the 350 acres mentioned.

I rode through there a few years ago and the place is a shite hole. Newer looking homes but plenty of them looked like they were falling apart. Yards weren’t maintained and plenty of junky cars in the streets/driveways.
