Unless Buckhead gets rid of the MARTA it won't matter. I live in West Cobb and see zero point of becoming a city like Kennesaw, Marietta, and Roswell. There isn't enough stuff out here or a central area to warrant it.

I live in Temple TX. Heavily diverse town. I am literally surrounded by black neighbors in the historic downtown district and we get along great. I love my town and my neighborhood.

Every person I meet who moves here from Austin to escape their bullshite usually moves out to the burbs near all the white people and complains about us being a backwoods red county and sends their kids to the wealthiest white school in Bell County.

I am happy to spread the idea that we suck as a town so people from big towns stop moving here.

Considering how the population of that town is growing, it’s hard to stop the inevitable, which makes what you’re doing absolutely nonsensical.

It is pretty nuts. It was 55k when I moved here 12 years ago and registered at 84k last year.

My angst is not that Republicans are good and Democrats are bad. I hate the things Republicans waste time on most often.

It’s just very simple to see that mass immigration from Austin to Temple and the voting in those same ideals is going to result in Austin Jr. created by the people that fled Austin Sr.

That's been going on for years. In 2015 I went to meet a buddy who rented a nice duplex in Inman Park and I drank beer on his porch waiting for him to get off work. That morning the landlord had put up a "coming soon" sign in the yard. I had three cars stop and make me offers on the house and it wasn't even in mls yet. In-town ATL has been and will be a hot market.

Around the same time my inlaws bought a "small" place on 6th and Myrtle in midtown, 400k, sold two years later for 700k. Intown ATL market is hotter than a red fox in a pepper patch.

I do think a Buckhead split will make things interesting as far as the market. It likely hurts the SW and NW quadrants far more than the NE or SE. I’ve long wondered what the people buying $400k to $500k shoddy rehabs in places like West End, Westview, Capitol View, Capitol View Manor, and Adair Park are thinking. Those things are going to plummet at the first sign of a downturn. They don’t have all the amenities the NE Beltline neighborhoods do and they are far from gentrified.

I was just in Detroit. It seems like they learned their lesson to an extent. Dan Gilbert is pumping some serious money into downtown through his Bedrock Corp. I was pleasantly surprised by that place and Cleveland.
