All the posts about the market taking a hit are valid and good advice. Might be worth renting first for maybe 6 months

I assumed this to be the case but its good (for me as a buyer) to hear that some locals are expecting the same thing. For now I plan on doing a month-month Airbnb rental while I continue to view places on the market. I am sort of staying away from anything longer-term so I can remain flexible if the right place pops up. Ultimately, if I cant find exactly what I am looking for I will find a more permanent renal situation.

For your current situation, I would say condo in WHD. Do you really want to deal with a house? 350K in those areas really isn't going to go that far.

My concern though is I think condo prices in the city are probably near a peak. You said you want to keep it even if you move somewhere else, that's fine, but what if you decide to sell?

I would absolutely stay out of central city. Others are fine.

I am mid-twenties and single. Will be working in the CBD. Don’t need a ton a living space. Most of my social activities are done out and about (bar/ restaurants/ events).
Warehouse District or CBD condo is probably the right choice for you. Walking distance to a ton of restaurants, bars, and Harrahs. And you can just catch the streetcar up St Charles if you wanted to go to uptown bars/restaurants

What are the maintenance/HOA fees there? Is parking included?

At some point my wife and I are going to seriously consider buying an apartment in New Orleans, and this area seems to be solid (we used to pass by when we would ride bikes from Uptown to CBD/WHD).

As others have said, our monthly dues are 217. We have a one bedroom on the 4th floor so noise isn't bad.
The place is small but perfect for weekend stays. If my wife and I lived in New Orleans full time this wouldn't be the place as even the two bedrooms aren't big.
We looked into buying the unit next to ours and combining the two but the layout and plumbing wouldn't work with what we wanted to do.
Secure off street parking included.

We are currently renting it out and are getting 1700 month.

Our plan for the future is to spend Winters in New Orleans so we realized this place wasn't big enough and we would kill each other, plus we have three dogs.

We ended up buying another place down by the fairgrounds

As far as CBD, maybe I’m getting older but I just don’t see the luster. We go there to eat, that’s about it. Nightlife is meh.

I don't get it either. Much prefer the Coliseum Square, City Park Triangle, or BSJ suggestions for someone in their 20s/30s.

Lived in the WHD for 5 years until last spring; amazing location if you work in the CBD obviously. Also great for Mardi Gras and having company in town/entertaining.

Rent is a pretty good deal downtown IMO. Don't have to pay the taxes/condo fees and general maintenance. And there's going to be waaaay too much supply of "luxury condos" on the market in the next couple of years; I wouldn't buy right now especially at your age.

I have lived in the Warehouse District and worked in the CBD for 3 years. I walk to work every day. I live in a 1,200 sq ft condo. You should move into the Julia. Brand new condo. I have a couple of friends living there that are late 20s and single. There are women. There is a pool, gym and bars nearby. Don't buy yet. Live for a year at $2,000 per month and enjoy the city and decide where you want to buy. The experience is too good to pass up. Also I have met so many people by living down here that I'd never do it differently, if I had the choice.

Not true at all.

Well let's find some. I live in mid-city. And I say it is true. But I also consider getting a cheaper place close to the hospital or Tulane not desireable.

I just did a quick Zillow look. There are some okay ones for under 300k. But think about that, you are still paying out the arse for okay.

agree with all of that.. I lived on baronne near the rouses for years... the women in that place in the evenings were unreal.

Even bywater or Marigny triangle area

Warehouse has zero green space no parking,, meh bars, and expensive HOA. I just don’t get it.

Have you ever looked at real estate in other cities? 300k isn't "out the arse" for real estate in a "major" city.

Okay, but for $350k you said:

That will get you something that needs a lot of work or that's in shite neighborhood.

Moving the goalposts much?

EDIT: And that was you doing a quick online Google search RIGHT NOW. Imagine if you put in some time, got an agent, and actually searched. You can get something that's been completely remodeled within the last 5-10 years for under $300k in a safe neighborhood that meets all of OP's criteria if you try. Not to mention $350k.
