Check out listings for a property at 1765 Coliseum Street. Not far from downtown, like a 20 minute walk, two or three blocks off of St Charles, right down the street from The Avenue Pub.
They are talking an old apartment building and converting the units to condos.

They start around 220k, may be a little higher now, we bought one back in the beginning of 2019.

They gut the entire unit and everything is new, tankless water heater, you can get a washer and dryer installed in the unit.

And the building has a pool

Forgot to add, one benefit to CBD/WHD condo vs Uptown is the condos in the CBD/WHD are larger buildings with more owners so while the HOA is just as much as Uptown condos, the reserves are likely built up more and I’d assume assessments aren’t as frequent.

Uptown condos on the high end have 8 to 10 units, mine has 7. Enough to where reserves are decent for repairs, but anything major is going to cost us. You don’t want to be in a condo with only 2 to 4 owners unless you’re okay being on the hook for nearly all exterior repairs and renovations.

Get a good realtor too. I used Sarah Martzolf w/ McEnery and thought she was great.

Be prepared.
I'd stay away from a house unless you are an OT Baller St Charles mansion million plus person.
Get a condo in CBD or WHD. That's your best bet.
Residential streets in NOLA go from good to shithole quick. And with flight to JP with new taxes. I'd anticipate more craziness.

I was set to buy in the WHD last year until LaToya did the reassessments. I know people who had their property taxes triple overnight. That was enough for me to hit pause on my plans. Since that time, prices have gone down considerably but are still relatively high. The area is awesome though. Just check your taxes and HOA commitments before you buy.

A reserved parking spot is mandatory down there. Street parking is sparse and your shite will get broken into. Don’t even consider a place without a spot. Also, be aware that you pay property taxes on the square footage of your parking space. LaToya ain’t shy to put her hand in your pocket.

One vote for IC. I love living in the Tracey's/Bulldog/Balcony/Rendezvous corridor. Great restaurants and a little more chill vibe.

I also lived in a condo on magazine for a few years before we sold it. Another place you can’t go wrong.

Pretty shitty place with no real value with kids. If you are wealthy I would imagine its still a fun place to live with kids

We headed across that 26 mile bridge to family value soon

The city gets shite on far too much on this board. It is what it is. Great for some, not for others

If you can hold out a little while the housing market pricing is going to sink quite a bit. A lot of what drove up single family house in Nola were people buying properties to use as Air B and B's. Those people are getting their asses kicked if they were depending on that income to pay the note. That's not changing for several months.

Definitely go condo, you aren't going to want to fool with maintenance and a yard.

I echo others, look in Mid City, walking distance to Wrong Iron which will be your go-to.

Living in the CBD is a hassle because of parking. We have a condo in the Garden District and it is very convenient to all parts of the city we care about. We haven't been there in three months because of this Corona crap. There should be a lot of bargains out there now.

I'd look at condos along St Charles or Prytania or the warehouse district. South Market is very expensive but the up and coming area. Property is expensive and YES there are a lot of high paying jobs in NOLA. Don't listen to anyone NOT from NOLA because they really don't know and they never will. Congrats on getting an exciting life.
