What paperwork is needed to sell property in LA? Is it simply a completed bill of sale? Thanks.

You need an act of sale properly drawn up and notarized and if you are paying real money for the property you should get title guarantees. See a lawyer. Don’t go on the cheap and get a screwed up title.

My mom is selling her brother her portion of some property for very little money.

A deed needs to be drafted at minimum. Your mom doesn't really need to be concerned with that. It would be up to her brother as to whether he wanted a title search, title opinion, title policy etc.

The property is owned by siblings. It was inherited. I am not sure there is a title. It is just some worthless land in the marsh unless they find oil/gas.

A lawyer can draw up a simple act of sale with all title work waived for a reasonable price. There is always a title. If the property is inherited, the title is probably the Judgment of Possession in the succession. That is where you get the property description from. That shows what went into your mother’s name and what goes on the transfer out of her name.

Sale of immovable property requires a notary and two witnesses, among other things, so consult a lawyer

Good job geauxpurple. So many people always confuse this. Land does not carry a "title" like a car does. The documents recorded in the parish records are the "titles". Yes the JOP can be the title/deed/act of transfer that shows property changed hands.

For your mother to sell or donate, a simple "act of sale" or "act of donation" needs to be completed by a knowledgeable real estate attorney. Very easy thing to do and costs should be minimal.

Again I advise against trying to do yourselves, as this usually results in an error in the chain of title whereby a real estate attorney has to attempt to fix whatever was messed up previously.

An authentic act in writing. (Notary and 2 witnesses). You can usually get the description from the tax notice. Effective as to third parties when filed in the mortgage and conveyance records of the Parish the property is located in.

I’ve seen one done on loose leaf paper. No lawyer.

Just need a description of the property that you can get from the Parish you are in. Then just take it to a title place and they can handle it. I just sold a piece of land a few months ago. Since it is staying in the family you can likely do it as a act of donation to avoid taxes.
