Bathroom remodel cost

Looking at remodeling my master bath. Similar layout but otherwise gut job.

I was planning on budgeting 30-50k for it. Figured that would get me a fair bit of high end stuff but nothing to extravagant.

Got a call from a contractor/designer firm today who told me, many of their bathroom remodels run closer to 100k or more.

Trying to see who is more out of touch me or this designer/contractor firm.

figure on the plumbing being 3500 per fixture depending on cost of materials and any additional rough in needed. That will get you started

Bath, double vanities and toilet will all be in the same location. Shower drain in the same location.
But probably will see about upgrading to a dual shower system.

Anyway was just kind of surprised at the numbers. This is before any evaluation or anything. I had put down that I was looking to spend 30-50k on the reno, but he was basically like most of their clients spend 100-150k on a bathroom on a master remodel. I just think its crazy there are people spending 150 on a bathroom. Just trying to see if I should even entertain this guy coming out and doing a real quote or just move on.

75k max I could imagine. But 150k on bathroom no way.

you don’t have to spend anything you don’t want to. Tailor the scope to your budget and get it on. That designer is just telling you what HIS customer base usually spends, you clearly are not his customer

however I will say that every dollar you spend in your baths and kitchen, you’ll likely get back when you sell…within reason of course. Be practical and responsible and I bet you can easily meet your budget

Not sure if you want to try and contract this yourself. Since nothing major is going to be moved I would get 2 plumbers out, tell them what you are doing and get their bids. Then get 2 tile guys and do the same. An electrician for new fixtures. Are you comfortable doing demolition?

I asked chatgpt how many trades are involved in remodeling a bathroom.

We just redid our master. 100sqft. Total around 50k.

Things we did:
Removed a 6*8 jacuzzi
Removed old shower
Removed old tile and laminate underneath
New drywall on those 2 walls and ceilings
Replaced old lights (I did this to not pay electrician)
Added heated tile floor (used the jacuzzi pump circuit so I didn't have to pull new wire)
Added 4*5 walking shower with seamless glass
Added a free standing tub
Added a 4*3 window
Added a new linen closet (standard cabinet from a local cabinet maker)
Repainted all walls, ceiling, and cabinets

We had very little concrete/plumbing work done. When the jacuzzi was removed the contractor had to pull up some of the pipes and route it into the wall. I know it's panned here, but we used one of the "rebarh" type contractors. It's not a tile shower but we are happy with the results, especially when we found issues like the plumbing in the flooring. We ended up making a small wall underneath the handles that allow for shampoo and stuff to sit on

This was helpful, thanks for the post. We have a lot of similar things we would do.

Maybe 50-75k is more realistic for what we'd want to do. I just can't see myself spending 100k or more on the bathroom, but I guess that kind of spend gets you all the luxuries.

Not sure how big your bathroom is but mine isn’t big, maybe 10x13 if I remember correct. We had to rip out shower due to a leak so I did demo myself and the self contracted a plumber to move a drain and put in new rough in for fixtures and later install a freestanding tub and install tub and shower fixtures. Got tile guy to lay flooring tile and entire shower 3.5x4. Got glass folks for enclosure. All in 10k for that. We held off on vanity for now and will redo later. I estimate we can finish if for another 4K all in max and it will be all brand new, nice delta fixtures, etc.

I agreed. 100k seems wild. I’ve been doing bathroom reno’s, almost primarily, for the last 10 years. We primary work in the French quarter or uptown area on older homes.

If you’re not moving fixtures and reworking the shower values, that’s a FU price and that guy doesn’t want to do it or just stays busy for some reason.

The project sounds like a full gut job, so even though you’re not moving fixtures, the plumber should replace what’s in plain sight if it’s outdated or aged. For example, no reason leave any exposed cast iron. Same goes for electric.

If you have the money, no problem, but unless you’re on the 51st floor of a multi million dollar condo, I’d get a couple other prices.

We redid our master in 2023. Complete gut and moved every plumbing fixture (pier and beam house), relocated door to the bathroom, stole 4 ft from our utility room for closet space, redid the utility room changing the location of the washer and dryer. Utility room was almost a complete gutting also. Put in a clawfoot tub and a walk-in, curbless shower. All marble tile floor and shower (wish it wasn’t - marble takes extra care, but wife loves the look). Heated floor (this is fantastic). I built the vanity myself.

It was much closer to 75k than 50k, but there probably are cheaper contractors out there.

We have a very nice master bath with jacuzzi tub, nice tile and nice double sinks.
Its just that it screams 1990s when the house was built.
Wife wants to remodel, and I can't imagine having to rip out fully functional, nice looking, albeit dated, quality fixtures and features for 6 figures.. or even 50k.
I'm trying to retire within 10 years and I'm looking at how much longer I'd have to keep working just to have a color change in a bathroom I spend 10 minutes a day in.

If you have some free time and are reasonably handy, I agree with the self contract route. I have done all of what you are describing myself, and while I don't want to do it again, 0 chance I'd pay $100k for it. You are not getting an extra 100k when you sell the house because of your trendy bathroom that's just absurd.

The demo is just physical labor. Doing that alone would should save you a few thousand. You can also handle some of the other easier tasks like painting and installing faucets. I would want a good tile setter and a good plumber. The rest of the job are pretty basic as far as trades go - anyone with contractor experience would be able to handle with ease.

Just to help with showing how absurd $100k+ sounds, in 2021 (Laffy) I completely gutted two bathrooms and broke some concrete out to move drains, all new interior plumbing, new tubs (x2), walk-in shower, new tile floor, new drywall, paint, vanities, light fixtures, new mirrors. Even redid a small 10x10 room with new drywall, paint, and ceiling fan thrown in.

All delta, vanities from Wayfair, walk-in shower and vanity counters were cultured marble (even though it was comparable to cost of actual slab).

All for $37k. I kept a spreadsheet of costs, so that is accurate.

I do interior decorating on the side...$100k for a master bath is insane. I agree with the others, you can absolutely contract this out yourself.

I just completed one for $51k. Demo to studs. 5x8 tile shower with frameless glass, trough drain. Tile flooring and wainscoting throughout, custom his and her vanity cabinets, antique pine water closet door, quartz tops, framed mirrors, all new hvl’s, 4” cans throughout. 15x12 space.

You might be surprised how lazy or stupid some people are about not shopping around or challenging estimates at all. These types of places want to find that old lady who has the money and knows what she wants and is above discussing the details of cost. Or the man married to her who just wants it done so she'll be quiet.
