It used to be Doctors and Lawyers that were unanimous. But it seems like I have seen nothing but "JuSt DaTe ThE RaTe!" shilling from agents in my social circle. They fail to ask you to consider if interest rates rise, though.

Most of these people, I wouldn't trust to sell a washing machine on FB Marketplace.

What say the O-T?

When your income only revolves around selling houses and the market is not moving, you need to try something gimmicky.

Loan underwriters are dumber than a sack of hammers and make real estate agents look like geniuses.

No. There are good ones and bad ones. Not everyone is an O-T Baller managing multiple real estate transactions on their own. Some people have no clue what to do, particularly negotiating a contract or managing punch lists at closing.

Working with a real estate agent provides expert guidance, market insight, and skilled negotiation for a smoother transaction. Agents manage legal and logistical tasks, connect you with exclusive listings or buyers, and help you avoid costly mistakes. Ultimately, they keep the process efficient and ensure you feel informed and supported throughout.

You need to understand everyone acts in their own self interest. Most could care less about the financial impact to you. It's their commission that's important. This is why you need to find a great agent.

- When you're selling. It's a great offer the market is trending down. I can't tell you to accept the offer but I think it's fair.
- When you're buying. It's hot market, I'd make an offer now because it's really competitive. Do you think we should offer ask or even offer more? I can't tell you what to offer only houses are selling fast. It's very competitive.

FWIW - When Real Estate Agents sell their homes they are on the market longer and the sales price is ~ 10% more. (From Freakonomics)

Why? If you get 20k more for your house that's substantial. 20k has a negligible impact on their commission.

I mean, it's at the point where they only hinder the process because you have to coordinate with them just to look at a house. And I can see all the listings online from my couch just as quickly as they can. I'd still put personal injury attorneys ahead of them though.

Our realtor was awesome. But she was an older lady and not a young bimbo who gets by off of looks. I said she has to work for it unlike the pretty faces and she did a good job.

When I was getting my MBA twenty years ago, I had some classes that overlapped with people getting their masters in HR Management.

That's when I realized what kind of corporate swamp creatures I would be dealing with for the rest of my career.

To the OP: I also disdain realtors. There are actually a few good ones, but 95% are complete parasites that just tag along with their clients for the transaction. The good ones in my area know who might want to buy or sell and can help you to get pocket listings.

Worst I’ve seen locally on FB is some bitch on my feed bragging about her new lakefront mansion “so blessed to be moving into my dream home…” I’m like “who is this? I don’t know this person”. Looks like she’s using her RE business account to promote her personal bragging posts

barrier to entry on residential side is very low. If you’ve chosen the wrong realtor that’s on you

I would think lawyers draw more ire as they do things to frick you over, even when you aren't personally interacting with them. Real estate agents cant dick your day if you aren't involved with them in a transaction.

No, but people sure love to bitch about real estate agents.

FYI - no one is putting a gun to anyone's head to use an agent. Go it alone if you understand the process and how to not screwed on a deal. Are there bad ones that have no idea what they are doing? Of coarse. I'd argue that logic applies to most professions.

Let's get real for a minute - people just don't like their pay structure. Stop using them and it'll change. Vote with your dollars. Until then, go it alone or stfu.
