Nobody has a crystal ball, but the circumstances that put rates at historically low levels for over a decade are not likely to repeat themselves. So I wouldn’t count on it.

No. I think the best we can hope for in the next 10 years is 5% maybe 4.5%. The real problem is over-inflated home prices, not interest rates.

My theory is prices on starter-type homes will actually tank in a year or two after Trump starts deporting all the illegals. They're taking up a lot of the lower income rental properties that have helped the market hold up. People will be looking to sell when they can't rent for more than the place is worth.
That said, I think higher end stuff is going to continue as is.
Edit: I know nothing to do with rates, I just think entry to ownership will become more realistic again in a couple years, regardless of rates.
