$97000 for 1000 square feet with another $150,000 needed for land and to make it a functional house.

I can put you in contact with an Amish guy in Tennessee who will build you a 12×36 wood or metal sided building with whatever walls you want and your choice of doors and windows for astronomically cheaper than that bullshite.

I think they have a tiny house also for like $15k which I think is a decent deal.

For someone who isn't handy and wants to buy a small piece of rural getaway property, it's not a bad deal.

Perfect for my societal breakdown land. Or as a true man cave if you have enough space on your property.

Understatement of the century.

24x60 galvanized poles, beams, tin, slab, and dirtwork...22k (just did this).

Framing materials exterior in 2x6, 1700.

Sheathed in 1in ply... 2500.

Now that I type it out, my wood shop is going to double as a hurricane shelter when I build it.

There’s a few Sears catalog homes in my neighborhood that were built in the 20’s bought right out of the catalog. They go for about $900k or so now

We’ve gone full circle. Sears used to do this 100 years ago. Except the houses were better.

My wife and I built a barndominium 2 years ago. I sometimes wish we had gone simpler with something like this.

There was beautiful 2b/2b that would have been perfect.

That’s a terrible deal lol.

I’m at $90-$120 a foot for ADU shells in SoCal right now.

21st century version of the old Jim Walter Homes, Sears-Roebuck, Gordon Van Tine, Montgomery-Ward, and Aladdin.

They could be bought with various stages of completion.

It's funny how HD puts it on a nice size corner lot with a Porsche and other sports cars street parking.
