Vancouver and Montreal are majority renters. People here in Canada seem miserable and I can see why with the unattainable real estate market and cold dreary weather.

Don't understand your point.
It seems to be about 50% in all the US cities I Googled: BTR, Denver, San Diego, and even higher in Atlanta (55%) and Bozeman (for all the Montana lovers here), NYC (66%).

To be fair — I would never buy here regardless. The vast majority of us are transients just passing through for a while. Renting is often the better deal.
A buddy just bought a $2.5mm place (not as glamour as it sounds). On top of $2.5 mil, property tax are high on that amount, but the real kicker — he has to pay $5k a month in maintenance fees for the building. That is in perpetuity. And at the end of the day, he only owns a slot in a continuously aging building, which is why I’m not a fan of apartment ownership either.
Some of these apartments don’t even own the land — they have it on like 100 year leases

American home owner here. I’ve owned a home since I was 24 (2008) and currently have a $1200/month mortgage (including insurance and property taxes) with approximately $240k in home equity.

Not sure what point you're trying to make. Toronto is the largest city in Canada and has a higher percentage of homeowners than 388 cities in the US. 325 cities in the US are majority renters. The US and Canada are both roughly 1/3 renters.

Bigger cities, at least within city limits, are filled with apartments so a big percentage are going to be renters.

They love it and refuse to leave the metropolitan lifestyle. My last gig had a major office in Toronto and I couldn’t recruit young talent to the US for significant promotions, they refuse to leave.
