Vancouver and Montreal are majority renters. People here in Canada seem miserable and I can see why with the unattainable real estate market and cold dreary weather.

At least they don't have to mow the yard.

According to the 2017 NYC Housing and Vacancy Survey (HVS), New York City's population is approximately 8.4 million people living in 3.1 million households. A little over two-thirds of New York City households rent their units, while just under a third of households own their units.

Don't understand your point.

It seems to be about 50% in all the US cities I Googled: BTR, Denver, San Diego, and even higher in Atlanta (55%) and Bozeman (for all the Montana lovers here), NYC (66%).

Over 50% for NYC, Los Angeles, Chicago, Houston and Dallas too. Looks to be pretty common for large cities.

Why is renting bad?

You transfer all the repair and maintenance nonsense for a fixed price.

Your monthly rent is the highest you will pay and that mortgage will be the lowest.

Which is why they want us in large cities.

The majority won’t own the property.

It’s different in the suburbs and rural areas.

To be fair — I would never buy here regardless. The vast majority of us are transients just passing through for a while. Renting is often the better deal.

A buddy just bought a $2.5mm place (not as glamour as it sounds). On top of $2.5 mil, property tax are high on that amount, but the real kicker — he has to pay $5k a month in maintenance fees for the building. That is in perpetuity. And at the end of the day, he only owns a slot in a continuously aging building, which is why I’m not a fan of apartment ownership either.

Some of these apartments don’t even own the land — they have it on like 100 year leases

American home owner here. I’ve owned a home since I was 24 (2008) and currently have a $1200/month mortgage (including insurance and property taxes) with approximately $240k in home equity.

It’s fun joining the boomers in the “I got mines” crowd.

Native Canadians are being squeezed out by immigration. Theyre not happy. Baby Justin wants to import half a million more by 2025.

It's not objectively good or bad. There are advantages to renting vs. owning, and vice versa.

At least their government did something about it, and banned foreign investors (Chinese and Blackrock) from purchasing homes.

Where would you rather be paying rent? Toronto/Vancouver or a rent controlled Bowery broom closet in NYC ?

Bigger cities, at least within city limits, are filled with apartments so a big percentage are going to be renters.

They love it and refuse to leave the metropolitan lifestyle. My last gig had a major office in Toronto and I couldn’t recruit young talent to the US for significant promotions, they refuse to leave.
