Pricing on the Northshore as we speak.
2500 sf living, covered patio and porches, nice finishes, EXCLUDING LAND, just under $300 psf.
By the time I landscape and put driveway and flat work, likely well over $325+++

There are separate owners for each area, so cooperation was non existent historically. The Trader Joe’s parcel was a dog with a crappy owner that wouldn’t spend on upkeep.
Hopefully now that Trader Joe’s is onboard, it will stay nice(er)…

Those guys tried to pull a fast one on me several years ago. Went in with a brake trouble light on. They said it was dangerously and wanted $2100 to fix it. I went to another local shop and the guy found a bad sensor. Fixed it for $50.
Sadly the shop I went to closed after the owner was killed in an accident.

There’s a place in Houston that specializes in restoring these. They have all the parts, etc.

But the Dems have already floated the concept of reduced or phase out benefits for the “rich” by means testing based on asset value and/or 401k and investments.
When faced with budgetary headwinds, don’t think for a second that they won’t try something to help their constituents at the expense of those who sacrificed and saved (aka the “rich”)

The part that really sucks is that you can pay for a house and over the years it could appreciate in value to the point where you can’t afford to pay taxes on it anymore and have to move.
