How much does it cost to build a custom home where you live?

I'm getting close to retirement and bought some land outside of Birmingham where I grew up. It is so disappointing to keep having contractors tell us it will cost between $325 and $350 per square foot to custom build. We were empty nesters and downsized before we moved in our current house. We need a much larger house when we custom build. It will be our forever house and we need room for my elderly MIL to move in and want spare bedrooms for future grandkids to be able to stay the night in. I never thought I would be spending over a million dollars on a home and that doesn't include the cost to develop the land and to run the utilities there. We are going forward with our plan, but I wish the costs were similar to what they were four years ago.

What is a good planning number for other areas?

205-210 a square ft and that includes land for a nice custom house. Haughton LA area.

But 400-500 sq ft

That’s wild I paid $97/square foot including land on my current house in 2018. Now that’s for a pre existing home. By the looks of it I’ll be living in a hand built shack back in the woods during retirement.

That’s crazy how expensive it’s gotten. We built our home in 2013 for 103 a foot on land we owned. I was the GC and didn’t save anything. We just spent it elsewhere.

That is such an ambiguous term. It is like asking how much does a new car cost. A custom home could have 8' ceilings, carpet, a simple roofline, and bottom-of-the-barrel cabinets and fixtures.

I built mine for around $200 SQFT in 2019 in BR land included.

3514 living on almost an acre, 5000 under roof.

Tuscaloosa area in 2019 was 120/ sf

In 2022, it was 200/sf.

Not sure now.

Fortunately we bought our "gently used" house for significantly less per sf.

I agree. I think when people say that nowadays they just mean a non DR Horton/DSLD house.

When we built in 2015 it was 125 sqft in Birmingham suburbs. We sold at 200 sqft and bought a double wide on 20 acres.

To clarify, we are having someone draw up a home based on a floor plan we developed with custom built cabinets, 10-foot ceilings, etc. So not choosing from a book of model options in a contractor's catalog of home choices. We have never built a home and we don't plan on moving again, so are going this route.

300k for the land + $300/sqft + 100k is overages that builders get you on.

Nailed it. I'm an electrical contractor in TX. We do high end custom homes with full automation, backup generators, smart panels, etc. It's nothing for projects to be $500+/sq ft total. It's all about the finishes. There are builders that can get you to the $200/ft range, but it'll be garbage quality. My starting price as an electrical contractor is $16/ft and goes up from there for resi NC.

For a custom 3000-4000 sqft home with all the finishes is 1MM minimum on the northshore.

Shiiiiiit man. I’m in Greenville SC and if you want a “custom” home here it’s $40k-$50k for the architect and $450-$700 sf depending on slope of lot, appliances, etc… But lots of “custom” homes here stone exteriors, slate roofs, stoned driveways, etc… It’s a whole different animal. Landscape architects also have a minimum of $100k. It’s fricking looney tunes. But people are obviously paying it. Bc it’s still selling.

I know nothing about Greenville SC, but 2mil starting sounds insane

Are there no builders that do their own plans? Why hire an architect?

500k for a tear down then $220-250/ft is about right in my neighborhood.

It's not a fair comparison of price per square foot.
Way too many variables other than just general location of the country
