Down compared to what? Our typical grocery bill going back to around 2022 was about $330. The same cart now costs us just north of $500. Not sure prices will ever get more manageable.

Eggs are down. That's about it. Beef and Junk food are still sky high and rising. I keep track of this shite due to my diet and my groceries (beef, butter, bacon,) were cheaper under Biden but still high. Trump has been an absolute failure on this.

Eggs may have gone back to normalish, but most groceries are still at least twice as expensive as they were in 2019. Beef prices are absolutely insane right now. I definitely don’t make double my take home pay from 2019. My other costs (housing, utilities, insurance, etc) have all gone up as well.

Let me lend some insight into these states. 130% I crease in refinance applications is due to no one refinancing in the last 3 years. Rates exceeded 6% in late 2022. So with them back at 6% now people with rates over 7 can refinance since the rule is the rate needs to go down at least 1% to make a refinance worth the cost. Lowering rates will not fix the housing problem it will make it worse if they get to 5%. We need to building inventory right now. We are not doing that. Trump even said he doesn’t want to increase inventory because it drives down value of existing home owners. The housing market is a mess. 21yrs as a mortgage lender I thought I had seen it all.

I think you're correct on beef and coffee but the typical items we buy weekly have either seen modest price drops or they have flatlined. This past weekend I saw milk below $3 for 1/2 gallon for the first time since the Covid-19 price hikes and eggs are $2.29 dozen. Produce seems to be slightly cheaper than 12-18 months ago.
