My daughter is a financial analyst for a large commercial real estate company. She analyzes properties in a city, in her case, Austin proper, and writes a report that is shared with investors that outlines what they can look to collect in rents on a new building or a newly purchased building requiring renovations. Other analysts on her team then determine turnover rate, business climate, tax abatements, depreciation, costs, etc., and this used in determining whether or not the investors move forward. She tells me rents have declined about 5% over the last year in the Austin area.

We concur, brah. They have committed crimes, just coming here illegally is one of them. Remaining here illegally is another. And it doesn't matter if the President* at the time told them it was cool, because both actions are in direct violation of 8 U.S. Code § 1325 and 8 U.S. Code § 1324. Both the illegal alien and former President* are in direct violation of those laws.

Same here. We own several and my wife is also a property manager. I know we've never had illegals renting our properties and I'm pretty sure her company hasn't rented much of the other properties (around 175) that she manages to them. But they're no longer taking section 8 either so maybe that's why

But I can tell you that the amount of Chinese nationals buying up every rural property available in the State of Oklahoma upon which to build greenhouses or grow houses, would infuriate you.
And there's absolutely no way possible that the "law" at some very high levels all over this State are being bought to look the other way. Literally everyone outside of the major cities sees exactly what is going on. Everyone, that is, except for the police.
Not far from where I reside, there's literally a 60,000sqft Chinese grow building right next to City Hall and the police station. The "city manager" is a big investor for that grow, but he had to "withdraw his interests" (on paper, anyway) because the townfolk started raising hell about it and called State investigators a couple times about the situation.

add this phenomenon to the rent control crisis in NYC, where its cheaper for landlords to leave apartments vacant and not cost effective to build new ones. We'll be Canada in no time lads.
