Is it your opinion investment funds should be able to buy the houses?

It’s seems bad. And all I’ve heard is that it is bad. But I’ve never done any research on it.

What defines an investment firm?

What if a group of me and my friends decides to buy some rental properties as secondary income?

Very slippery slope and if it’s such a good fool proof idea get congress to pass a law. Not some EO that will get killed once a lobbyist buys someone off.

To be clear Im not in favor of blackrock and the like. I want stronger protections not less

Nah, I'm actually pretty excited that he did this. It's going to take a little time for the effects to filter down, but I'm glad the ball is at least rolling.

Good. Nothing is absolute. All things need checks out balances--even occasionally capitalism (antitrust, etc).

I don't think it should be prohibited.

It seems bad when the market is inflationary.

When it's deflationary, they get hit hard. The big boys stopped major investments in RE like this years ago before the market turned.

People wouldn't act so irrationally about this if they saw the real effects of a deflationary RE market, but for some reason that's off the table.

Lulz

Its as if anti-trust laws never existed.

If you buy up 20 homes on the market, afforded advantages from the sellers, then you are monopolizing that market

Imagine PE firms buying all the big law firms in town, then signing most pf the new business, oh wait

Which executive order is the op referring to? I don’t see one in May for this. Was it earlier?

As a conservative and a pragmatic individual I can appreciate certain times when government needs to step in.

Companies buying single family homes changes the market to an unnatural state. The very name, single family, implies ownership of the family, not being rented by corporations. Corporate cash artificially drives up prices.

Very closely compared to monopolies. When the government comes in to invoke the antitrust act against you I like to say you won at capitalism. If that happened to me I’d demand a framed order from the FTC.

Conservatives can get behind this as it protects a traditional way of life, homeownership.

This is good, but will divestment occur of what they own? Will it block over seas purchases which are also all cash and potential investment firms.
But great first step!

How is that any different than if I went and formed a corporation, bought houses, and rented them to people. Would that make me evil?

Did you buy 20 at a time? Did you pay all cash? Did you not do home inspections on each? Were you working with sellers to undercut the market for actual home buyers?

Because thats whats happening now

Data centers increasing land price may be worse than corps buying up homes.
