I wouldn't be too concerned just yet.
I know 6 families that have had “contracts” to sell their land to developers, who in turn hustle find an end buyer.
Not one of them closed and 5 outta 6 so far fell through. I’m pretty sure it’ll be all 6, but they’ll know in November.
These were all written up well over a year ago.

I was shocked at how many of these actually do NOT get off the ground. Maybe 1 in 15 from start to finish?
The property has to meet all the criteria with resources, but also get through all the politics to reach the finish line.
I watched a family go from extreme euphoria, thinking they are going get 42 million dollars, to pure agony in one phone call. I can’t imagine the roll coaster of emotions. I’d be sick.

Southeast AL.

I know one going up in the Blakely Ga area right on the AL/GA state line, but haven’t heard of any in Southeast Al.

This country is fricked, I would clear cut and then try and sell it to the data center, they are going to need just as much of not more acreage for the solar then what the center will be on.

In a decade the water table will be dry and soil will have heavy metal contamination. But hey, they government will track how much you breath, your every movement, control your money. We will all be jobless but the ticktock vids will be crazy!

It can get complicated and it sounds like you don't intend to sell. I'd get with local people to get the best advice. I would say if there is a word of caution there is a lot of money surrounding these things. Only talk to people you know you can trust. Corruption runs deep unfortunately.

North of Newville past Headland. 1100 acres just sold for a data center.

Some of them may not go up ... but the ones that do go up will not be coming down in 5-10 yrs.

It doesn’t sound like an eminent domain issue. It sounds like a private property issue. The owners decided to build a data center on their property.

As to the effect on your property, it depends on how big yours is. If it’s 40 acres I’d guess it would lower the value of yours, but if you have 500 acres I don’t see what the big deal is. Just keep the 200 feet bordering the data center in heavy forest so you can’t see it. You won’t be able to hear it. And you’ll probably have better roads.

What percentage of the land do you think data centers will gobble up? I’m guessing about one one-thousandth of one percent.

Also, what is this eminent domain bullshite? In almost every case data centers are not using eminent domain. The utility companies might use it if they can’t get power there without making deals with landowners, but that pre-dates data centers by more than a hundred years.

get a legal easement for access to your property before the data center chokes it off and forces you to sell for pennies.
