Data center planned near my farm

I recently got news that an adjoining landowner is planning to sell his land for the purpose of a data center. My property is a tree farm with good deer and turkey hunting. It is only accessible through the adjoining landowner’s property by way of a dirt county road; the county road ends at my property. It is located in SE Alabama. What would you guys suggest as to my options if any? How might the data center affect my property value and access, etc? Any thoughts? I don’t live on the property. Thanks

Can you sell your land to the data center and then buy more land somewhere else?

Seriously man, there's nothing you can do about it. Eminent domain and all that shiz.

As the other poster suggested, see if you can get some money out of it and buy elsewhere.

You have zero to no options here.

Can you cash in by selling your land. Plenty of hunting land in Alabama.

You might want to talk to the current owner about mentioning the access road in discussions with the buyer, and stay in contact with him throughout.

If it is a county road, the company cannot build over it unless the county chooses it is in the public interest to vacate it. Even then, the company would need to provide alternative access to your property.

Hodl man! They will want that land and will pay up for it in a while. See Hyundai and surrounding land.

Make a deal with them for the land, then sell all the timber off of it

My local Govt just annexed 114 acres just outside the city limits for an AI farm

It’s row crop land and sits on top of the County’s aquifer

How about talking to an Alabama real estate lawyer? Closing attorney would be a good place to start or a realtor recommending one.

I’ve thought about that but the land has been in my family for a century. They are buying around 2000 acres of the adjoining property so they probably won’t need mine also.

Is your access deeded or an easement? It’s not legal to cut off access to property.

This is really concerning how land is being bought up or stolen via eminent domain and so many data centers are being built so fast and suddenly. One day soon there will be no land. I’m sorry your neighbor sold out. As much as I’d want to fight, we will always lose. I’d probably try to sell and move.

Man oh man ... my Brother is in the business, works for.the of the, if not THE largest facilitator for data centers and solar farms in the country.

IMHO you should hope that you get an outrageously large offer for your tract .... then go find a better tract of land somewhere.

I could share some stories. I wish a data center would buy my farm ... I'd move to an island somewhere, or live on a big boat ... and travel, non stop.
