Are Fannie Mae loan limits why housing prices so high?

The current conforming loan limit is $832,750. However, let's look at it over the last 30 years for every five years.
1996: $207,000
2001: $275,000
2006: $417,000
2011: Same
2016: same
2021: $548,250
2026: $832,750
Now let's look at average housing prices.
1996: $161,000
2001: $211,000
2006: $305,300
2011: $268,100
2016: $357,000
2021: $417,400
2026: $521,700
So will cutting Fannie Mae loan limits reduce housing prices as developers usually build to the loan limits?

Very interesting (possible) correlation. Stout get in here!

Chicken and egg argument really. The Fannie loan limit is based on median home prices from the previous year.

Well W sided with the Congressional Black Caucus and Barney Franks to not rein in Fannie and Freddie causing the Crash and massive federal debt and inflation.

Fannie Mae loan limits reflect market inflation rather than initiate it. However, by continuously lifting the ceiling on how much government-backed debt a buyer can use, FHFA ensures that credit keeps pace with price growth, which prevents prices from cooling off
Have you seen FHAs limits and VA doesnt have one

Not true. Fannie and Freddie was a separate fiasco.
But the limits thing is influenced more along the lines of what houses were selling for the year before. It also has to account for higher value areas like the NY and DC areas where 800K does not go as far as it does in places like Alabama or Texas....or Coastal CA.

Housing prices or government destruction of dollars value?

Umm. That was under Clinton but nice try

Same reason why a Tahoe is $90k, no one cares about price when they are using someone else’s money. If the banks are lending it, people will buy it. If you could only pay cash for a $90k Tahoe, no one would buy them.

Just my 2 cents. Material prices were extremely high in 2020. I had an old house appraised thinking the would help my already built home, the appraiser told me the opposite.
We were going to build, but ended up ordering a redneck mansion (double wide). I backed out and bought the same one in 2021. The price jumped from $96k to $116k in that year.

Wow!
Your confidence is exceeded only by your ignorance!
Subcommittee Chairman Richard H. Baker (R-LA) Baton Rouge, began October 6, 2004 a hearing, entitled “The OFHEO (Office of Federal Housing Enterprise Oversight) Report: Allegations of Accounting and Management Failure at Fannie Mae.
It branched to include Freddie Mac. W called Baker off. This was the last opportunity to head off the “Too Big to Fail Financial Bubble Crash.
Neither Clinton was in the White House in 2004!
Now, Clinton started the shite off by demanding banks issue loans to unqualified mortgage borrowers during his administration.

Yep, he decided everyone gets a loan, knowing the fed govt would have to bail it out after he was gone.

Im just an ole country boy, but before we get in the weeds, I remember some class about supply and demand in economics.
The US builds about 2.5 million housing units a year, and we let in 20 million illegals who now have an additional 5 million anchor babies. Wouldnt that impact the demand????

That’s the aftermath of policy’s with Barney Frank having pushed before Bush was even elected. That policy pushed to have everyone eligible regardless of income
