As a landlord myself I'm shocked other landlords are so blatantly stupid. HUD can fine them substantially for this conduct.

On the last house I had vacant, I showed the house to several prospective tenants.

All the white ones said "we'll discuss it and contact you later", which they never did.

The one black family asked how much they needed to put down so I didn't show the house to someone else. They're now my tenants and are keeping the house in great shape.

We have rented out houses to people who work here that make similar wages and have similar situations. Typically we have more trouble collecting rent on time from black tenants than the white ones. It was so bad at times we had to change vehicles when we went to collect because if we used the cars that they knew were ours they'd pretend they weren't home.

It's possible those landlords have had similar experiences in the past and that's why they are more thorough on black tenants. Not really racist, but it is profiling based on perceived stereotypes

1. The laws prevent discrimination. You cannot just not rent to black people.

2. I am not shocked by this at all. If you don't think racism exists, you are fooling yourself.

3. That said, I think this "study" is misguided and most likely overstates the results. Essentially they set out to prove racism and SURPRISE they found it. A lot of those elements (being "treated unfairly" are pretty subjective. Confirmation bias is real thing with trained academics, even more so with advocates pushing a position. They needed to develop clear objective outcomes (% of approved leases, etc) if they wanted to have any kind of credibility.

I wish we could talk about this matter candidly without fear of stigma, it would be much more productive for the country.

Collect rent

How about you make your tenants set up an auto pay out of a pank bank account like adults. If they refuse then don't rent to them. Still blows my mind people take cash or checks each month from rent from adults.

And that is surely your right. However, at the same time you must acknowledge his right to run his restaurant as he sees fit.
