So anyone know where to get a decent size flat top grill like you see at Japanese steak houses that doesn't cost an arm and a leg?

Just get a Blackstone and be done with it. No need to save $50 on a cheaper model when a Blackstone will last for years if you take care of it. You’ll love it.

Define an arm and a leg. I’d get a 36” black stone and be done with it.

I like camp chef flattops over Blackstone, but I wouldn't turn down either. Don't buy an off brand.

I've got a 24" 3 burner Royal Gourmet that I've had for 3 years now and it cooks its arse off. It's a flat top, not a high end cabinet smoker.

What are you looking at, Costco had a Camp Chef 3 burner for $199 earlier this year, I think regular price on it was $299. These things are always on sale.

If you have a Sam's close by there is this griddle. I have one, and so far it performs as advertised. It has some power too, 15,000 btu's per burner. Saved quit a few dollars over the cost of the Blackstone, and others.

Sam's propane griddle

Just fine. I only do steak/fajitas outside on my blackstone now, keeps the house from getting all smoked up like when I would use cast iron on the stove.
