They sold the dirt to the DOT like 25 years ago, now it's basically a pond. 25 years ago the land wasn't worth much, now it's only worth what someone wants to make of it. 10 acres for $30k listed. It's not that out of norm for someone to take 10 acres of swamp and turn it into 2-3 acres of usable land and sell it for a lot more. Happens all the time.

Lol, this is the reply I'd suspect from an hourly or salary middle manager that has no idea how people get wealthy.

I realize full and well it's probably a pipe dream, I just figured if there's anyone to ask how much it would cost to fill in a swamp it would be some Cajuns.

I'm in the Destin area. This land isn't in Destin, but have you looked at lot prices on 30a? .25 acre of Beachfront goes for $2 mil. I'm not bullshitting prices. Doubtful I do anything, but I was just curious what it would cost. I can accept people thinking it's absurd.

Step 1...this. If ACE doesn't give you permission the amount of dirt doesn't come into play.

But ballpark ..... ~ footage of an acre is 210' x 210' which = 44100 sq ft.

One yard of dirt will cover ~90-100 sq ft at 3" deep....

You would need to get the land looked at and if it was previously not wetlands they may not have any restrictions on the land.

For fill dirt around Cenla it’s about $400 for 24 yds.

Or from someone who works in the area of permitting residential, commercial, and industrial developments, advising developers on strategies for mitigating for wetland impacts, calculating fill volumes, and contracting people to do the work. Good luck with your getting wealthy.

Buying fill dirt cost around $6 a yard around here. Like I said, run away. Also, the OP is looking at years for that dirt to settle before being able to build on it.

just to give you a rough idea based on weight, an acre furrow slice which is 6 inches deep, basically topsoil, weighs 2 million pounds. That is a lot of dirt.

Lol, some ignorant people in this thread. $100k an acre is $25k for 4 .25 acre lots, this is cheaper then your average suburban lot anywhere in the USA all day everyday. Manhatten is more like $100 million an acre lol.

I called it 'swamp' because it looks like a very shallow pond. It's not considered wetlands at this time. People dig ponds all the time to make a pond or to use the dirt to level or build up other ground. So I don't see the difference in digging a pond from above ground, to make a very shallow pond a little deeper?

I like the location. My thought was to make 1-2 acres usable, sell half and then have 9 acres with a pond for myself.

So I guess my questions is more like are we talking $10,000, $25k, $50k, $100k? Just looking for ballpark.
