to buy... really interested in buying 30-60 acres of land within La (2-3 hours from BR) that would allow me to hunt, ride 4 wheelers, etc with my boys when they get a little older.

That will have listings from multiple brokers and agencies, including most of the ones mentioned above.

Some brokers are moving away from Landwatch and LandsofAmerica (same company now).


...If you have the Huntstand App, it has a land for sale tab that shows whats for sale in a given area. Pretty cool

Get in touch with a guy named Cade at Whitetailproperties.

I bought right at 300 acres last year near the LA/MS state line on the Amite River. It’s an awesome property and he had to tell me to stay patient and not buy some of the other properties I liked until I found something I knew for certain I loved and had everything I was looking for.

My brothers and I have right at 1000 acres in Tensas along the River where we do most of our hunting but I was looking for something closer to the house for those short weekends or those days I just want to get in the woods. Granted, it doesn’t have nearly the size of deer we kill in NELA but it’s really a good property. During the summer we fish the river on my property.

My advice to you would first be to be patient and find you a property that has what you’re looking for.

What is financing like for buying a hunting property. Interest rate(I have 800+), loan term limit, down payment specifically

Chew that website rocks guess I know what I am doing the rest of the afternoon. I think I originally found the tract I bought on landwatch and had a local realtor show it to me while I was in town looking at other properties. Took almost a year to find the piece we have as many we looked at had poor access or shitty looking neighbors.

I wouldn’t use Brown but that is me. I know of a couple shady situations with that company and it is well known amongst locals up there.

Landwatch is great as already listed

If financing, check out pre payment penalty rates.

Got 4.6% recently on a farm we purchased. Louisiana land bank was solid to work with.

I spend hours on end looking at land. I’m think I could buy 200-300 acres within the next 5-6 years. Location has become a problem, especially since I have family in Nashville. That area is beautiful and you get way more bang for your buck than you do here in Louisiana.

Being an oilfield baw, I can relocate if the deal is just right.
