San Francisco is an absolute beautiful city. The hellhole I imagine you're trying to reference is maybe 10% of the neighborhoods.
SF has all the potential and intangibles to be one of the top 10 cities in the world.
There are obviously still some very nice things about San Fran...the weather, still unique/nice scenery, plenty to do...
SF's collective dumb political mindset has been killing its potential for some time now. SF still leads the country in population loss this decade thanks to that mindset which has led to more crime, homelessness, shite-filled streets/public spaces, etc. And people don't want to pay old SF prices to have those kinds of daily issues.
They have a moderate Democrat for a mayor at the moment who has some Republican views and some Republican backing, so they have some hope.

San Fran closed the original Macys = Shitehole

Unfortunately, mortgage rates are forecast to remain unchanged over the same time period.

I’m not going to say I told you so but I told you so. I was hammered for setting real estate is overvalued and yet here we are.
No one ever said there would never be a correction; what everyone said was there was no impending doom, and if you sat out waiting for a correction, you would probably lose.
People on this board have been doomcasting the housing market for a decade. Prices have gone up like 25% during that period. Unless there’s a crash over that amount, you’re still losing.

what does that have to do with it being a shithole?
People are dumb
CAD, you are talking out of your arse here. I was in San Fran for 5 days last summer with my 16 year old son looking at colleges. We stayed Tenderloin adjacent at the Hotel Adagio. We walked all over the city at all times.
Felt completely safe. Driving around, there was one street of homeless. That street sucked. But way better than what I see in any other major city - Denver, NOLA, ATL, NYC- all worse. Your hyperbole knows no bounds in this situation and you are parroting inaccurate talking points.

House prices need to drop or slow less than inflation. Covid shortage really jacked up values.

And in my neighborhood, houses are still flying off the market once they hit. Houses that were purchased for 500k pre-covid are selling high 9s and a few are in the 1 million dollar range. There is very little churn in our area which is going to be a problem long-term as younger newer familes can't move in.

stop getting budget hotels in the tenderloin. I stay in a hotel in SF every couple of months. I regularly take my 2.5yo and 4.5yo with me after 5pm.
The last tech convention I went to in SF I was stepping over homeless people at 10am on my way to the Moscone center after staying at a 5* hotel minutes away.
My last drive through SF it looked like they’d lost half their population downtown from a business and street traffic perspective, it just doesn’t appear to be a healthy city at all.

I would like to see a link so I can see where Ohio stands. I’ve been searching for awhile and the houses have been sky high, selling fast, and over asking. I wish they would drop here

Houses in Louisiana are way overpriced, all cities. End of story.

Go on the record for us: what do you predict to be the bottom? Feel free to answer either in percentage drop or previous year value equivalency

Same here.
Original price, 450+, now selling for 700 very quickly.
Location matters.

The city proper has issues, still better than NOLA though.
Nordstroms closing their flagship store was a blow.
Ill still go to the Tonga Room when I stay @ the Fairmont, IDGAF

Downtown SF and the Tenderloin are not that great. If you go to the outlying areas like the Sunset, the Richmond and other areas it’s great. The San Francisco haters are mostly tourists from flyover states who spend three days there and claim to be experts. SF has a low rate of violent crime. There were about 50 murders last year in a city of over 800,000. Most of the crime is theft and property crime.

Tell that to Denton county. those assholes actually raised our property values so much they hit a circuit breaker. After doing the same shite last year

Cool story bro, go build one then. You’ll pay over $200/sqft for complete crap.

Yes, it's a beautiful area, and ive enjoyed every time I've had there.
I'm not gonna let trash stop me from enjoying a nice place and I'm also gonna be aware of where I am.

i was there a few years back and we stayed at the Hilton Union Square and if i walked outside after dark to walk to a restaurant the homeless were EVERYWHERE. it was beyond creepy and yeah, call me names but i would never do that again if i had kids with me.
they were everywhere during the day but just kinda laying around but as soon as dusk hit, its like the bat signal turned on and they were all walking around like zombies.
you can't tell me this is 'hyperbole' because i experienced it firsthand.
i was also in the same area in the 90s going to the Moscone for conferences once or twice a year and had a completely different experience.

Nashville has over double the murder and violent crime rates than SF.
But oh my god you're to frightened to step foot outside after 5pm
