An employee moved there a couple years ago. Nice house and the neighborhood around him looks nice

There is a lot of crime. Too many people have converted their parents house into a rental and that brings in more knuckleheads than the area would want. Maybe not the actual tenants, but their extended families and friends.

It will be Belaire in a decade

Broadmoor is going to be an interesting one. I've worked the area as a technician over the past decade, and I haven't seen it get demonstrably worse during that time. They have the nice grocery store out on Florida, and there are some really good people who live behind there.

OTOH, it's adjacent to Florida Boulevard, and the areas around there are OOC--like watch-over-your-shoulder-at-noon kind of bad, especially just north of Florida.

Long term, it's all going to turn into another north BR, just like the area around Exxon ultimately did. In the shorter term, it would be interesting to see if the Amazon facility will lead to some initial prosperity and stabilization of the region. Offhand, I'd feel pretty comfortable buying for the 10-20 year market. Longer than that, I'd expect it to follow the same trends as the rest of BR.

There are only aboot 5-6 houses for sale in Broadmoor. They seem to be asking $90-100 per sq/ft. There is a new one going up that they are asking over $1 million for.

The new Amazon distribution center should help out with property values soon.

Huh? The traffic around here is much better than other parts of BR, but I guess it all depends on where you work. But one of the reasons I like it is bc of all the connectivity, and the fact that I don’t rely on the interstates. I was working downtown when I first bought, so I would get to work in 15-20 mins. I work on Bluebonnet now, and it takes 10-15.

My family still owns a home in Broadmoor, right behind the high school. Visit every month or so to see my mother. It is a very sad state of affairs there.

I wouldn’t be surprised if there were more petty crimes in Old Goodwood than Broadmoor.

People walk the neighborhood looking to steal packages and whatever is loose but they aren't from the area, they travel from other areas to come steal. I guess it is an easy area for them to get to because of the bus stops in the area. I had some stuff stolen from my boat and they walked directly to the pawn shop to sell it... I had them on camera and the pawn shop had them on camara. Pawn shop wasn't too happy when I got my stuff back from the cops, they said they never have to give stuff back but since we had clear video on our side they had to cough it up.

Other than that, it is very centrally located to go to LSU, Down town, towne center, going to Denham springs where everybody and their mother seems to be moving to. My house is huge for the $$$ and our lot is bigger than most. My next move will be the sticks when I am done with school but there is nothing wrong with the area. It isn't any worse than a new subdivision, people get their shite stolen there to. If you pull up crime statistics for the area the cities/towns in Livingston and Ascension the violent crime per capita are worse than in most of Baton Rouge. You take away a couple of zip codes and Baton Rouge violent crime really doesn't leave the hood and subsidized apartment complexes.

I doubt the thieves are taking the bus to steal doorstep packages. They’d need a car to be efficient. What if it’s a big box or several small boxes?

I live in old goodwood, and a few good friends live is it capital heights, ingleside, and garden district. These are considered good areas, but they still have a high incedence of petty crime

In 1995? Sure would be a decent move.
Exactly the question really isn't how is the neighborhood now. The question is how is it going to be in 5-20 years when you want sell it.

My son just bought a house in the Broadmoor Goodwood area. It seems nice to me and you do get more space for your money compared to the other side of Airline.

But I'm from NOLA; most other places seem safe to me...

Broadmoor is seeing a lot of renovations. That trend mostly hasn’t spread to the east side of Sherwood yet.

I own my home one street over from the high school. I have a huge assed back yard with lots of privacy. Been here since 2001. It is quite, no trouble on my street. Broadmoor is centrally located and far from Siegen. No homeless problem here. Never had anything stolen and my property value has gone up each year.
