The renters messing it up is always going to be a concern, but it’s the constant stress of severe weather that is pushing us over the edge. You can lessen the likelihood of renting to bad actors, but you have no control over the weather.

While I understand the retirement thingy, keep in mind when you go north you will get lots and lots of snow in the north and below zero weather. Go west or inland mississpi and Albama and be face with Tornados. Unlike N.O who get Tornado watches but rarely if ever have actual tornadoes touch downs that cause harms, the others states do in abundance.
Go to North east and another Ida could go through there again, sorry IDA corpse or a hurricane about similiar strength and this time unlike being stuck in traffic, with maybe a couple of hundred thousand people you have 80/90 million people trying to escape all at once.
Go all the way west and you face Earthquake and Forest fire, go north west and you face off against ANTIFA who steal stuff on the dailies and get away scott free, winter and Water Shortage, you get hit with fines if you try to store water.
Pretty much when compare to ALLL of that bullshittery all over the U.S N.O isn't so bad our winter may be cold but its not bittery cold like how Texas got hit. We maybe MAYBE have to run from a hurricane once or twice a year, this year it was only once. Last year we didnt have to at all. Nor many years before that.
Unlike a hurricane where you might have to go, you actually do have to survive a bitter cold winter and make sure your tiolets and piping is weather proof every single year or god help you your entire plumbing line is fricked and you are snowed in, no one gonna come out to you then. Also yearly maintence on your heater oil or else you are also fricked with no heat.
But if you think you can live with all of that for 1/4 of the year every year it might be a better option for you.

LOL. The odds of getting hit by a tornado are ridiculously low. If you really are scared of tornados just don't move to Oklahoma. Literally everywhere else in the middle country is awesome.

I've lived in Alabama almost my entire life. I've never once been directly impacted by a tornado. I have had a few close calls, and have definitely been indirectly impacted several times, but they're much more random and with smaller impacts than major hurricanes. They can be pretty frightening for sure, and there are some areas of the state that are more prone to them(NW Alabama especially), but they're not something I really think about much.
I have been directly impacted by a hurricane here in Birmingham a few times. Lost power for a week after Ivan. Had some roof and water damage from one around 2010(forget the name of it), and lost power for a few days from another one a couple of years ago.

Yeah, I don't think people living in hurricane country really understand how rare it is to actually experience a tornado and/or sustain major damage from one.

You are aware that much of SELA just went through a hurricane that featured ef2-ef3 wind speeds that stretched 10s of miles wide and lasted for several hours right?
