Kerrville is fricking awesome! i like Fredricksburg as well

Both towns are full and aren't accepting move-ins. Had to be able to spell it right to live here.

The answer to OP's question is San Antonio.

The area around Jesuit is nice and definitely not 1.5 for a nice house

It’s damn close. $350-400+ Per sq foot. You might find something nice for $1.2, but houses in that area anywhere from $1-4M. Dallas proper median sale price is pushing $800k.

Here is one right near Jesuit. $1.27M for a cheaply built 70s house that has been remodeled. 2013, the same house sold for $560k.

My soul shrivels up like a raisin in Houston

My exfoliate empties fast in Dallas

My MEH turns up high in San Antonio

My ‘wanna like Austin’ is more than offset by the thick layer of put on “we are different” than other Texas cities. “Keep it weird” is more weird than authentic.

Need my Nola and a now and again mountain and beach, occasional Europe.

Floated the Comal last summer and had an absolute blast. River Rd is one of my absolute favorites.

Dallas has the best cost of living?

I've only ever lived near Houston and down in the Rio Grande Valley of TX, so I could be wrong, but I thought Dallas was crazy expensive.

Just spent vacay time in SA and Austin, have been to DFW and Houston in the past.

I have Austin > SA > DFW > Houston.

Austin for two reasons that are personal for me:
1. Best live music scene...well, maybe of anywhere. Certainly that fits my taste.
2. Outdoorsy opportunities abound in / near Austin.

I did find SA the most laid back and people less status-oriented that of DFW / Houston.

Austin is near the top of the list as my wife and I hone our list of places to live while she travel nurses and I enjoy retirement.

San Antonio. Easier to get around, great history and culture, and close enough to decent beaches. Not as much rat race or sprawl as DFW, Houston.

Austin, Fort Worth, and San Antonio all seem like great candidates.

I feel like Houston has sort of organically, and almost kicking and screamingly, become a somewhat interesting city. Much more so than Dallas and even Austin (which just tries so hard to be such that it's anything but "organic" OR interesting at this point).

Very nice, glad you enjoyed it! I swam a bit in the Comal yesterday afternoon/evening, as I do on most hot days, it is so nice. I live about 1.5 miles from where you put in above the tube chute. I get my girl, mosey on over in my truck, and swim for awhile. I love it here!

RGV if you want to live like a king

i've been in the RGV for 4 days for work. it gets somewhat unfairly dumped on. lot of poverty, but probably the nicest people in the state TBH.

you could live a good simple life with great mexican food, close to the beach, and low cost of living, and nice neighbors for a fraction of the rest of the state.
