As many times as I think of it.
Sao he’s driven on the Roger Cimmaron and Cherokee Turnpike so it’s not that bad
But I stated it as I heard what area he lived in from Tulsa.

I visited a friend in Plano for a few days last year and I was impressed with how clean the city was. Everywhere we went was just as clean as the last. Plus no bums on the corners selling papers.

Money isn’t an issue puts you in a elite level of wealth in Dallas. Preston Hollow and Park cities is going to push you north of 7 figures.
I didn’t read every page so far but if you can outlast the BS responses then you will get some great answers in this thread. Tons of posters live in Dallas and give a good mix of opinions on the areas. If you live north, make sure to consider the toll costs. I spend about $1200 a year on tolls and I don’t even have that long of a commute.

We live in Frisco.. moved here in 93. Love it. Would be pushing 30 min commute at 6:30 town tollway.. maybe 40?
Don't know much about Garland.. Mesquite has bad areas from what I have heard. Both Garland and Mesquite are older burbs

This is 100% true and a lot of folks don't factor it in.
Don't consider Prosper with the location of your job.
You are literally driving the length of the DNT and if you don't have the freedom to come and go as you please, one accident after 4:30 on the DNT will leave you in your car for an hour plus.

To put it in perspective, I lived in Addison and commuted to Las Colinas using Bush. As long as I leave before 7:15 am and 4:30 pm its a 17-minute drive for me.

Why not look 5 miles north of downtown? Nice area. Ross Perot, mark Cuban and George Bush live 5 miles north of downtown

I have lived in Addison, Plano, Frisco, and McKinney. McKinney is the best of that bunch, in my opinion. If you consider Plano, stick to west Plano. The demographics of Plano are changing fast so don’t expect the same Plano stereotype from 15-20 years ago.
Mesquite is a no. Anywhere west of Irving is going to be a tough commute. 30 minutes? I’m going to guess that you get a place closer to 45 minutes away when you see what’s available.

If Highland Park and Preston Hollow prices shock you, look in Lakewood. It's 3 miles east if downtown and a great in town area.... Yes I live in Lakewood. You're probably looking 500k and up for a 1700 s. F. 3/2. Another great in town area is north oak cliff/Kessler Park. It's a out 2 miles southwest of downtown and is the prettiest area of Dallas with lots of hills and trees.

The DNT is a racetrack, especially when there isn’t a ton of cars on the road. Cruising at 80 is fairy routine albeit there’s always some jackass going 100+ that causes problems for everyone else.
You say 5 miles north of downtown so I’m thinking that’s near the Royal exit? West Plano is as far north as you want to be if you want it to be 30 minutes. The tolls are going to be steep though so prepare. I don’t know the area west of the DNT very well so I can’t speak to it. The area around White Rock Lake is fantastic but gets pretty expensive. Richardson is affordable housing and nice, generally older neighborhoods. It’s a place a number of younger families can move that don’t want to be in the suburbs but can’t afford HP.

Start in Preston Hollow and if that is too pricy and you look north of 635 look on a map and do the street view going up Marsh and see if you run into any neighborhoods fitting the bill. I also know someone in a really nice area up Hillcrest a couple miles north of 635. I used to commute through Farmers Branch and the eastern half of it looked alright.
If you happen to be working near a train station that opens up a lot but that would be really lucky, wish they had starting building the light rail sooner where it went more places.

I can vouch for this area as I lived in it!
Marsh has some new subdivisions and older ones ranging from 300-500k depending on age.
Just have to deal with dumbass kids going to Brookhaven.

I don't think going up around right where it turns to Allen would be much more than that, but admittedly I'm guessing a bit. Also, maybe Rowlett? That's a nice little suburb and it would probably be right around that 30 minute mark.

You have no clue wtf you are talking about. Dallas is way ahead of its population in terms of infrastructure, and I lived in quite a few different states.
In fact, the one thing I've thought highly about Dallas was the fact they continually build out thier roads ahead of the population.

Check out Murphy, Wylie, Parker. Great schools 15 mins from 75 and 10 mins from the GBT. Just moved here back in Jan for work from Lafayette and I love it. Don’t get me wrong traffic can be a nightmare but no different then any other metro area.
