Where would you live in Houston if your budget was 750-800K (Mostly Inner Loop)?

I am expecting some answers like Dallas or New Orleans, but I'll try anyway.
Here are the main conditions
1) Less than 800K
2) Less than 35 minute commute to downtown
3) Good public schools, at least K-8
4) Less prone to flooding than most parts of the city
Katy/Cinco Ranch doesn't meet conditions 2 and possibly 4. Same with Suglarland although it is closer to meeting condition 2.
Kingwood doesn't meet conditions 2 and 4.
Pearland meets conditions 1,2, and 3 but not 4, as far as I can tell.
The Woodlands doesn't meet condition 2.
Memorial/Villages doesn't meet condition 4 as far as I can tell. It appears pretty flood prone, and not just because of Harvey.
The Heights meets conditions 1,2, and 4, but it doesn't appear to meet 3.
West U, Boulevard Oaks, Greenway/Upper Kirby, and definitely River Oaks don't appear to meet condition 1, but hit everything else for sure. Some parts of Greenway/Upper Kirby and Montrose are cheaper though.
That leaves Bellaire, Braeswood Place, and Southside Place, I suppose but I am sure if they meet Conditions 1 and 4.
I'm thinking Neartown/Montrose, possibly a condo in Upper Kirby, or trying to find a high area in Bellaire or Braeswood is my best bet.
What do you guys say?

Benders Landing / Woodsons Reserve - in Spring near Woodlands. Easy access to Hardy which solves your commute issue.

It's probably going to be difficult to find a house for sale that meets all 4 conditions.

The Woodlands. frick your stipulations.

That's a subtle brag? Damn near the entire inner loop is 800-1M on the low end for an actual house if you want to go over 2000 square feet. There are clearly thousands of people in the same 2 square miles as me who are clearly far better off.
I'm not exactly asking the OT for the best place to get my Ferrari's brakes checked.

You want to spend $800,000 on a house and then send your kids to public school?

Spending $800k on a house is always going to raise eyebrows on a board comprised mostly of people from Louisiana.

People put too much on drive time in Houston area.
Everywhere is a drive, no matter what. Time is of no consequence when providing quality of life.
Plus, You're gaining property value. Houses sell in Spring and Tomball, Woodlands the next day. For great profit.

River Oaks.. i sold my home there 3 yrs ago for significantly less than $800k, and i know that the prices havent increased that much, prices are possibly even lower due to the downturn in O & G over the last 2 yrs.. I have no idea if my old house there flooded, but flooding in Houston for Harvey was kind of a hit-and-miss proposition , just cuz a house flooded last week doesnt mean it'll flood again, and vice versa for homes that didnt flood.. Oh yeah, i was about 5 min from downtown.

It's Texas. People in +$1MM houses will still send their kids to public schools. Highland Park for example

It's also mostly been underwater. Live outside the loop, pocket the additional 400k, spend it on a new F250 with Tnuts, baw.

That's Dallas and not Houston.

Are houses in the inner loop really worth that much? I can get a 2000 sq ft house around White Rock Lake in Dallas for 450k. Or more specifically the Lake Highlands area of dallas

In his defense, Texas has some of the best public schools systems in the country.
