If you mean Hot Springs…..Arkansas? Odd choice.
It’s VERY touristy & downtown is a mix of old run down buildings/hotels from yesteryear & some shops/restaurants. It’s pretty around the town, especially if you live on one of the lakes, but the town itself kinda sucks.

Got a link? We missed out on our last two offers. One in Sanibel and one on Captiva. Looking to buy another home and give the kids our house in Madeira Beach. My family sold their homestead back when Charlie hit and I’ve tried to buy it back a few times to be on the island again. Wife wants to buy the She Sells Seashells store and become mayor I just want to live the Tomlinson life in the Doc Ford novels.

Charleston is full. Too many northeast transplants and it’s not even the same city it was 4 years ago. Long term staple restaurants are closing up shop due to increased rent and these Ny/NJ investor groups are coming in and buying and changing the locations to the newest “faux inspired bs” restaurants that will fail within a year. It’s still a great city with a lot to offer for being so small, but it’s on its way to becoming another dull city overrun with chain stores and over commercialization. Nevermind the growing traffic and parking issues. Local leaders have done nothing to improve the infrastructure with the heavy influx of folks.

Terrible place. Highly overrated. The downtown stinks. They are always closing main st for festivals and events where everyone in town comes in and it is so crowded. Too many people drinking and having fun. The people are terrible and can’t drive. Home prices are too high, schools are bad. You sometimes have beggars off Woodruff Rd that you have to look at while sitting in the traffic light off 385. Only one Michelin starred restaurant. There is only Publix and Lowe’s grocery stores. Mountains are ugly and too close. There are so many other nice places like Asheville, Charleston, Atlanta, Columbia, and Charlotte that are within a few hours drive you could live and visit Greenville when you feel like slummin it.

That's because you had half of New Jersey move to South Carolina.
Right before I moved, I counted the number of Jersey plates in the parking garage where I worked....22 was my record.
Hell I was with the wife at a resort at the base of Arenal in Costa Rica and met a couple in the process of moving from Jersey to South Carolina.

I’m telling everyone stay away from Northeast Tennessee. We are full from the New York, Illinois, California invasion post-Covid. Driven up our house market in costs x400% vs 2018-19 in some cases
Unless you believe in Antifa, local taxes going to reparations and communist viewpoints, stay away from Asheville proper.
Surrounding areas like Hendersonville and Weaverville, Black Mountain, etc al, are great and not as riddled with homeless, daily protests and dope needles. And they need sensible people moving in to balance out the LA/SF/NYC folks moving in and trying to sway the NC vote.

The west side reminds me of Minden in all the worst ways.

The home prices on John's Island have gone crazy over the past few years. It's pretty out there though but you have the same issues as Summerville if you have to commute (as you noted).
